The last time a studio sold in the building was Sept 2007 for #399,000. With the high monthly charges, they may want to reconsider and list lower. I've read that the market in battery park city is just not moving.

It seems like the monthly charges ($1335, if I'm adding correctly) aren't all that much lower than rental value.
