income is 60,000 a year but very bad credit. Any other options besides a guarantor? Any advice welcome

You're going to want to stay away from big management companies and try working the word-of-mouth circuit. Additional security deposit might help to get you there.

Sorry, no real advice. I just thought that was nice continuation of Julia's suggestion, couldn't resist. Pre-paying extra months would be helpful, I imagine.

I think if you can show stable employment, there are enough desperate small building owners that you'll be able to find something. just surf craigs list and see what you can find

Just a warning - we paid a year up front due to unemployment and now are dealing with bad mice issue with no recourse.
