I've heard it's fantastic place to live, with staff that makes you feel like you're "home". One Doorman gave my friends who lives there a really nice christmas present, and another regularly volunteered to change the diapers of their new baby.

Working nearby, I think it's a great neighborhood. The bar scene is really active afterwork; weekends are pretty quiet.

Definitely not like that. It is not the meatpacking district. A lot of the bars around there cater to a more blue collar crowd (believe it or not). Result of the permanent construction projects going on south and west of it.

After a list like that I dont care how many times the doorman changes my kid! The problems and leasing agent alone would tunr me off to this spot....But good luck if you do decide to take it. Give an update if you do....

I live in 50 Murray and can recommend it highly. All of your points ring true but on balance the building is a great place to live. I live on the Murray St. side on the 7th floor and the bar noise (particularly in the summer) is not insignificant. However, my sleeping area is towards the back of the apartment so it's not much of an issue for me. I negotiated my lease down recently, though it was only about 2% of my monthly rent but it was something. That said, I think my apartment is pretty well priced given the square footage and the conveniences of the building. The freezer is small but you can still stuff a fair amount in there. Noise does carry from the side (I haven't had a problem from above and have put books over the air ducts to block noise from there) and I would say that's my biggest complaint and should be your biggest concern. My neighbor plays music constantly and you can feel the bass through the wall. Luckily, the noise mostly bleeds into my son's room and he doesn't seem to notice. If it was in my room, I would be knocking on their door nightly.

While my friends were house-training their puppy, the poor little thing messed up a couple times but the super ran up with some ammonia cleaner and all was well straight away. He drew the line that cleaning up on dog-walks,though.

I live at 50 Murray on a high floor, Murray St. side as well. Every thing you listed as an issue is exactly correct. The building has tons of potential but falls short for all the exact reasons you mention. Insulation is crap because of the super thin windows and we have to keep our heat (electric, so YOU pay) on all day this time of year. We definitely hear the bar noise, but same thing as the poster above, our "bedroom" (it's a loft) is on the opposite side of the 1,100 ft. apt. so it doesn't bother us much. If our bedroom were along Murray, I would probably have moved out by now for the prices the building charges. We live next to the elevator too, and hear the ding every time it stops on our floor. It's lovely cause our dog thinks someone is coming over and barks every time...lesson learned, never living near the elevator again. Also, if you are not a huge fan of kids, beware. This is VERY much a kid friendly building and it's children galore, screaming and running around the lobby and up and down the hallways. I feel like that's just about everywhere in Manhattan now anyway (at least good school districts) but just a heads up.

HOWEVER, all of the employees are VERY nice and responsive, even Ivana if you catch her on a good day. Laundry on each floor, building is immaculately kept, location to subways doesn't get any better, EQUINOX and Amish Market in building are sweet, and all the other great Tribeca offerings within a couple of blocks.

We used to live at 22 River Terrace and the building itself was worlds better, but the convenience factor and more space is a trade off we are happy we made for just a couple hundred more per month.

I looked at 15 months ago. I don't remember who the leasing agent was but I had no problem with her. Ultimately I decided to move somewhere else because of issue #7 above. Life is too short to have a small freezer.

PS 234 rezoning could decimate 50 Murray's rents since there are tons of families who rent there so their kids can go to PS 234 - will be interesting to see what happens in a couple weeks once the rezoning decision is made.

Streeteasy deleted my OP since it contained one bad word in reference to the leasing agent so I'll add my points again and see if they get censored (fyi, streeteasy - 50 murray doesn't post nearly all of their apts on streeteasy so you don't have anything to worry about).

I have several friends who live in the building and I've considered moving there in the past. My observations:

1) Staff doesn't do anything for you other than open the door - they aren't allowed to leave the desk or the door so they can't take packages to your apt. Everyone is nice but they can't do anything for you (maybe that's why they're nice).

2) The building constantly loses packages since they don't have a system (like buildinglink) to track your packages. The concierge is an outside service (not building employees) and they don't seem to care if they lose anything.

3) Walls are VERY thin since the building is a remodel (used to be IRS building) so noise travels a lot.

4) Bars on Murray and traffic on Church are very loud. There are bar fights on Murray (literally in the street) all the time.

5) Equinox (on second floor) noise travels to third and fourth floors so you don't want to live on those floors (plus the bar and traffic noise is louder on those floors).

6) Freezers are very small.

7) Heat / AC are individual units for each room in the apts. The building has leaky windows so heat / AC run 2x what they should (eg $150-200 / month).

8) Lots of kids (can be good or bad depending on your situation)

Great building. Have lived here since it opened in 2002. I live on a high floor so, although we are north facing on the Murray St side, we are not bothered by noise when we sleep- the floor plan is such that our 2 bedrooms are towards the interior of th e building . There seems to be a lot of construction around, however, and the lower floors may have a noise problem. The view is magnificent and the loft/living area is very light and airy.

I have lived in all sorts of buildings in Manhattan (Columbia Univ, UWS, UES, East Village, and the West Village) and this has been by far the best experience I have had with a landlord. The building is immaculately kept and the staff goes the extra mile - maybe because we have lived here a long time and they know us well. I have never had to wait more than a 10-15 minutes before the handy man responded to my call for assistance. The Valet service is outsourced, as far as I can tell, and is a bit scattered depending on the person at the desk.

I understand there are lots of kids in the building but they have never seemed overwhelming in their numbers to me. We do not have a noise problem with neighbors.

The opening of a Whole Foods down the street has been a great addition. The building itself has an Amish Market attached to it, which is very convenient.

All in all, it is a great building, fabulous neighborhood, great for restaurants, bars, and transportation and a short walk to Battery Park and the waterfront We just bought a place in the Village and I am actually going to be sad to say goodbye to the staff.

NY Times Deliveryman Allegedly Sexually Assaulted Woman During Route

A man is accused of assaulting a resident in the TriBeCa building where he was delivering copies of the NY Times. According to the Post, "Luis MacAncela was passing out The New York Times in the building at 50 Murray St. -- where one-bedroom apartments rent for $6,795 a month and there is 24/7 security -- when he sauntered through the 26-year-old woman's door last Sunday at around 4:45 a.m., authorities said."

Sources say that MacAncela, went into the woman's bedroom and fondled her "until she woke up in a frightened panic... When the woman screamed, MacAncela al legedly tried to grab her crotch before fleeing." MacAnela, who was charged with burglary and sexual abuse, was released on $5,000 bail and told to stay away from the building.

However, his lawyer Frank Rothman said his client only entered the unit to see if the woman was all right, because the door was left open and articles of clothing were outside the the apartment, "He yelled out, 'Is everyone OK?' in his broken English. She freaked out, understandably, with a stranger in her apartment." Rothman said his client told her, "I'm sorry, I thought you were in trouble," and then went back to work.

Still, residents are reportedly infuriated that this could happen in the expensive rental—a woman whose 33-year-old daughter lives there said, "It's inexcusable ... unacceptable. You're paying a lot for [security] services. We all have a naive sense of safety in a building like this," and a 46-year-old female resident said that the building's management hasn't said a word, "I think residents should be notified. [Notification] instills fear but it also makes you aware of what's happening. I pay almost $5,000 a month -- for that kind of money, you expect certain services ... I want to be told if something happens." But a "frequent short-term visitor" said, "We just have to be more careful -- and lock our doors."

Just how noisy is the street noise from this building? Taking a look at apartments on the 9th and 10th floors, and I hear that Uncle Mike's and the adjacent NY Dolls are both noisy establishments. 9 floors up may not be enough to isolate the noise. Any comments?

The street noise is very noisy on the back side of the apartment building. They are building a four seasons at 99 church and it will be extremely loud until 2016 until they are finished.

We've lived in 50 Murray for 4 years and it's been such a wonderful place to live. The Super and Staff are incredibly helpful and friendly. However, the building was recently purchased by Clipper Equity and a lot of staff were either fired or have left. Clipper runs a lot of low income housing in Flat Bush and they frankly seem to be out of their league in this building. The staff coming in from Clipper are extremely rude and abrasive especially the woman who runs the Leasing office. They are incredibly hard to get a hold of, have raised the rents an insane amount, and yell at tenants. We moved out because it was just too much to handle. In addition, there is a ton of construction happening around the building on Park Place and Church street, it's very noisy early in the morning and late at nights even on the weekends! 50 Murray used to be the place to be, but frankly, the finishes aren't that nice compared to other buildings in the same price range and the new management company seems to be corrupt and in over their heads. A real shame!

Clipper Equity is raising rents in the 30%+ range for apartments that are reasonably nice, but not in line with the luxury development in the neighborhood. Why they think they deserve the same $$$ is a mystery. The development of Park51 has started at the back of the building, so there is jackhammering from 9-5PM. there will be a new development across the street near W. B'way in the coming year so there will be more noise there. I think we are going to move since we can get nicer space for a little less money than the increase. I just loved the staff at 50 Murray for years, but it is changing.

We started with our rent at $3.7K in 2013, first year Lionshead increase rent by 5%, now Clipper Equity is asking for $4.6K/month. Who on earth do they think they are? The building is nice, but does NOT deserve such a high rent. For that price, you can get nicer and bigger apartments with way better amenities and in way less noisy neighborhood. On top of that, they are tearing down the whole building across the street, so it will be a construction zone. There's no way I'd pay $4.6K to live there.

Did I also mention it took the new property manager 5 days, over 10 emails, to schedule our move-out date? Not only they are stupidly greedy, they also have incompetent people working there to make everyone's life so much more difficult. We are out!

This building is rent stabilized (tax abatement 421g through June 2017). All tenants are eligible for a lease under the stabilization code with limits on rent increases regardless of apartment price or tenant income. The new landlord has been distributing non-stabilized leases with exorbitant renewal rates (20-40% from what I've heard). If you are a current tenant that signed your inflated renewal, you can file a Rent Overcharge form RA89 with NYS division of Housing and Community Renewal to be reimbursed. If you haven't signed it, ask for a stabilized renewal. If you are looking at apartments in this building, be wary of the management and be aware that a 39 story building is being built adjacent to 50 Murray on Park Place (Park51) and another building will be built across Murray St. in the coming year. You might not want an apartment facing either of these areas.

Disgusting new owners........they actually reduce the hot water temp on weeekends & holidays because they realize that many of the tenants go away on weekends. Consequently the hot water temp is only warm-ish on weekends & holidays. Since the new owners took possession of the bldg, it's been a disaster. They're incredibly rude and basically don't give a shit.

If you want heat and hot water in the winter, you might want to look somewhere else. The water is barely warm enough for a shower most days, the halls are frigid and the heat has gone out a number of times. I have lived here for over 5 years, and we never had a problem with this until Clipper bought the building a year ago. All the rebranding in the world ("Tribeca House") won't help if you can't provide simple basic services to the tenants.

Yeah, so they told the residents in March that the lobby renovation would take 4 months. It's going to take at least 8 months and it looks terrible. The new management company just doesn't deliver. There's a class action styled lawsuit against the prior owners who clearly broke the rent stabilization laws. And the building is going to be surrounded by major construction sites. Don't be fooled with an uptown view - West Broadway, from Murray to Warren, is going to be demolished and a high luxury condo will be built. On the back side of the building, another 65 story high is going up which will cover the roof deck in shade. The owners, Clipper Equity, and their staff will deny this and try to charge full luxury rent. Be warned. Better options in Tribeca.

No matter how much they want to make it seem like a luxury building, it's nothing more than an old office building covered up in cheap wood and plastic. Management just filed for IPO trying to show that they can charge 50% per square foot more which means if you are planning to move in, get ready to increase your rent. Central air is too cold in the summer and too hot in the winter. Apartments are small and cramped and most have old floors and kitchens. There will also be construction on North and South sides which will make it difficult to open windows. Most apartments are old and in bad shape and management is too cheap to fix it up to keep tenants. I moved in under old management when rents were 30% lower and service was a lot better. New management took on a lot of debt to buy the building and now the entire staff seems unhappy and they are trying to charge more and more from tenants to pay for debt costs. WOULD AVOID BUILDING TO AVOID GETTING RIPPED OFF.

We have had an absolutely HORRIBLE experience with this building (would give negative stars if I could). As other reviews have stated, do not fall for the bells and whistles in the lobby, because it is an orchestrated facade.

We were personally kept without heat FOR OVER A MONTH. The building dismissed our initial concerns for weeks as we lay freezing in our rooms.
Then came weeks and weeks of workers in our apartment, essentially invading our privacy, to no avail as the heat was not restored after countless hours of interrupted peace. The building manager, Isabella Nguyen, not only ignored our entirely reasonable requests for recompense, but had the nerve to suggest CHARGING US FOR THE DAMAGES. You will never deal with a ruder woman.

In addition, the elevators are horrible and often leave you trapped inside for lengthy periods of time. Management has been too lazy to adequately fix this and instead focuses on the superficial exhibitions of extravagance in the lobby.

Next, there is the issue of noise complaints. If you enjoy playing any music - at all - audibly, then be prepared to abandon that habit. The walls are paper thin!

Furthermore, the rooftop is not nearly what it is advertised to be. You get kicked out relatively early in the evening, are not allowed to drink any alcohol on it, and it is constantly overcrowded.

The valet is also terrible. Do not use their laundry / dry cleaning services unless you are ready to lose clothes. The valet also loses packages, so for anything you have shipped to the building, be prepared for it to get lost.

Also, if you have any kids, be prepared to explain to them what New York Dolls is, located across the street (for reference, it is a strip club, so be prepared for young boys and girls to be exposed to extreme objectification of women at an early age).

Most bedrooms also have no windows / natural light, which is a lot worse than you might think. It completely throws off your REM cycles and causes many bad nights of sleeping.

If this isn't enough, the doorman doesn't even work the door 24 hours a day! If you work late, don't expect the door to be held.

Finally, have to say it is one of the most externally ugly buildings in Downtown Manhattan. And there are no balconies.

Independence Plaza buildings (80 N Moore St for example) are a much better alternative if you are looking for a place to live in TriBeCa. Cheaper, friendlier, has balconies, awesome doormen who never lose packages, views of the water. Basically everything 50 Murray is not.

Was presently surpised to finally be dealing with a leasing team who were professionally helpful. I dealt with Sabrina and Kadance but had brief interactions with the other girls who shared the same genuinely friendly sentiment. First - of many - buildings I visited where the leasing staff was value added and a pleasure to deal with. Units are pricey but after living here - well worth it.
