hello, i live in a rent stabilized building on the ues on a very nice address. Recently our building was sold from an 88 year old building owner to a new investment group. I have sublease (which i have signed on paper) under prime tenant who has not been living in my rent stabilized apartment all year. He's working in a different state but wants to keep the apartment for future use. Recently the new management group noticed he has not been a primary resident of the state of NY, meaning he has been outside the city more than 183 days. I also noticed that the new management group rent for my unit was only 1,200 although I had been sending the prime tenant 1,500 for rent monthly. The new management group (who wish to renovate the aprt and list at higher price) just mailed the prime tenant who lives in another state a notice saying they will not renew his lease when it expires august 31. The old building owner/management was aware that I was a subtenant but I am not sure my prime tenant has notified the new management group which took over in May. What rights do I as a subtenant have? I signed a lease for 18 months going to January 31, 2008. If they refuse to renew the prime tenants lease because of a rent stabilization violation (not living in the city, residence in a different state), does that mean i'm forced out also? I really like where I'm living and do not wish to move. I feel somewhat deceived and would be so thankful for anyone who takes the time to help me out. any thoughts or suggestions greatly appreciated. [less]
