Has anyone compared these two? 95 Wall Street and 20 Pine? Which is nicer? I'm coming from out of state and looking at these two buildings.

Whats wrong with them?
95 Wall had incredibly expensive apartments and when I was looking (1 year ago) they were offering 4 free months. It was ridiculous, they just wouldn't price rents properly, thinking in 1 years' time they were going to get those ridiculously high rents. There is another thread here on 95 Wall stating how bad construction was and how many problems they were having in the building. I thought 95 Wall was done to a cheap budget, low end stuff and the apartments were small. But the big turnoff was the fantasy pricing. We moved into 20 Pine about 1 year ago. Can't say enough positive things. Great staff, great services (the gym and lounge are very high end), quality fixtures. But you've got to go through owners to rent, which makes it harder. If you're interested in 20 Pine, I think it's ridiculous to pay a broker fee for anything downtown, but you can ask the doorman for owners names who are looking to rent. Funny enough, we found 20 Pine to be cheaper than 95 Wall, but it's a case-by-case thing, you've got to find the right deal.
I have only seen 20 Pine. Higher quality pre-war office construction, for starters, and it was intended for luxury owners (whoops!). 95 Wall was a post-war office construction and then when converted was converted for all rentals, even if luxury rentals the market for rentals in financial district is still more younger types so I think they probably didn't build as robust. Just my opinion. Someone posted a discussion on 95 Wall recently. Interestingly both developers are suffering.
