They have 2-bed/$3k and 1-bed/$2395...the lease will not be rent stabl.These are starting prices.

julia, i don't get it. ALL leases here are now RS. ALL of them. they don't have any other option.

2395 does not sound cheap. How many squre feet is the two?

I asked very clearly will the leases be RS and she said no...she also said the RS leases were something that has not been worked out yet. I'm thinking the new tenants vs people living there are not in the same situation regarding leases.

it's small. a 2/1 with challenged closet space. not a fabulous deal. but likely nicely renovated.

no julia, the lease is an interim lease, until the settlement is finalized. like i've said before. ALL units in this complex will be RS.

3k for a 900 square foot two bedroom does not sound like a bargain.

I thought any apartment that reaches over the 2K per month threshold is no longer rent stabilized.

Is Stuy town under some exception?

no, julia. it's the law. i don't care what some functionary is saying about leases in the TS office, it is the law. when and how it will come into effect may be another thing.

No and I had a feeling I was probably saying something stupid.
My last experience with a rent control apartment was subletting a friend's some 15 years ago. I'm fairly certain then there was a cap at 2K and an apartment lost stabilization status and became free market. Is that wrong?

PS- My income would never allow me to rent a stabilized apartment so I never explored/educated myself on them much or just didn't pay attention to them.

truthskr, i live in PCV. it was a move of convenience, i expected to be here a year, two at the most, rented a market-rate unit. six years later, due to inertia, continued convenience, lack of compelling alternatives, still here.

the NYS Ct of Appeals held that the units at PCV/ST are RS independent of income/rent level due to the LL receiving J-51 tax benefits.

Um yeah, I confess as much reporting as there was on here,realdeal,etc. on PCV I read NONE of it.

julia, it's probably not "in"correct. just not the full story.

truthskr, to be honest, you were better off ignoring the whole thing, although it was kind of interesting as a part of the PCV/ST train wreck.

AR...I live in PCV for the same reason. 19 months later, I still refer to it as short-term housing! Thank you for the upadte and clarification. I was wondering what the income qualifier would do when my lease is up, since I'm not inspired to move!

In about 2007 I looked into PCV/Stuy and the official ads stated one-brms started at about $3,300. Compared to that peak ask, $3K for a 2-brm sounds good to me, especially if it's RS. I don't understand some of the disparaging sentiment I've heard about those apartments, because back when it was MetLife affordable housing with a humongous waitlist you'd think getting offered an apartment there was the Holy Grail.

Are you kidding me...PCV apartments are huge...and the rent reduction Ar got is almost like winning the lottery...Where is cccharley??? I would love to find out how it went.
