This is a great apartment in a great building. The views are not to be believed, especially at sundown as can be seen in the photo from the window. Perfect for couples, pied-a-terre, retirees, or a couple with a small child. It offers values unmatched in Manhattan for convenience, quiet suburban living, yet in a sophisticated and fun neighborhood.

I must add that the apartment is in mint, move-in condition.

imho this is a forgetable property, about 750sqf, not 900sqf in size.
the bathroom and the kitchen look depressing.
this, combined with the high maintenance make the $460K price a no go.

for my benefit can you pls explain what do you mean by "sophisticated and fun" neighborhood in the context of Cabrini Blvd

yep, agree with that. but the square footage i calculated was around 825, not far from 900.

mbroman, maybe you have more luck renting it for more or less your carrying costs. selling at $460k seems unrealistic and you may end up with the place empty, giving you negative cash flow for a while.

the total apartment square footage is approx 900 sq feet according to the co-op description which includes the entire apartment including closets, kitchen, entrance hallway, bathroom. I am not not sure what you mean by "depressing", both kitchen and bathroom are in excellent condition, windowed and with new appliances. Also the maintenance includes electricity so you may have to discount approx $100 from the maintenance, especially during summer months. The co-op is transitioning to sub-metering which will reduce the base maintenance but each owner will be responsible for their own electrical bill.
As far as sophisticated and fun neighborhood, I am referring to the restaurants on 187th street right down the block, or the restaurants and cafes on 181st. There is a brand new thai restaurant that's getting a lot of attention on 181st street. I find the folks living at Castle village to be sophisticated professionals, many of them doctors, architects, professors, musicians. You certainly seem to know the neighborhood and can attest to the fact that it provides a lot of attractive features at a fraction of the downtown prices.

I like the kitchen and bath pix. The other pix I like not at all. A sunset is OK I guess, but we need to see it with the apartment walls/windows around the view! Back up 1 foot and take the shot again--when the sun is out and shining bright. And if you lead with this picture, you communicate that the apartment itself isn't in good shape (which is not true).

At this price point especially, don't lead with views, lead with a photo of the main living space. Because at this price point some apartments are yuck and yours isn't. Save the view for a couple of shots down.

You should be getting good offers by now. Apparently you're not, so here are things you can try:

Repaint the dark walls to a neutral color. Do this yesterday. Looks dated, and in this apartment makes it look smaller.

There is way, WAY too much furniture and stuff in that place. Tell them to take 1/3 of it out and put it into storage. And take 1/2 out of the closets.

I had a client complain and argue like hell when I told her some furniture had to go, and other furniture had to be rearranged. But I hung tough, and she had already signed so she couldn't fire me. ;) And she did what I said and the place sold in a few weeks. People walked in and called it "huge," not one person noticed there wasn't even a dining set in the place.

I personally thing apartments in that 'hood are a tough sell. I was working with a FSBO up there over the summer, took a ton of buyers up there, everything was good but I learned that all things being equal, people would rather live in a more happening, convenient 'hood. In the current market, they can do that, so that area is just not hot--based on my admittedly limited experience.
