Discussion about The Lenox Grand at 381 Lenox Avenue in Central Harlem
Nothing like wrong facts and rehashing old rumors to trash a fine building with a solid group of resident owners who love their building. It's a pity when disgruntled people resort to misstatements!
i have no dog in this fight but if 3phl is wrong why don't you correct his misinformation rather than just labeling it as such?
Uhhhh, confused is FOS. Everyone knows TOP is correct. That building is a Curbed poster child for Harlem gentrification gone wrong.
Confused, what are you so upset about? I think if you give it some time, this buildings prices will stabilize and rebound but it's going to be a while.
Jason, according yo SE, it seems that 12 unit owners and one "in contract", out of 19, seem to have found a nice home in Harlem with others to follow. Chuck is absolutely right that prices will stabilize and rebound in time. This building, like so many others especially in Harlem, was conceived and developed in a different market. But the rebounding won't be helped by rumors and personal agenda. I'm not "upset", Chuck, just alot more positive than the nay-sayers.
'prices will stabilize and rebound in time'
A monkey chained to a typewriter for an infinite period of time will type all pf Shakespeare's greatest works. Then again, on an infinite time line we are all dead.
'rebounding won't be helped by rumors and personal agenda'
SE is a tiny community of opinionated know it alls with personal agendas and personality defects. We communicate with each other because of our passion and interest in residential RE. NO ONE LISTENS TO US. It's the joy of a community of crackpots.
By the way...I'm a Harlem lover and have accepted the infinite time line scenario.
The problem is the Harlem is the Sisyphus of neighborhoods. Every time she gets that boulder to the top of the hill it rolls right back down to the bottom. Long live the underdog!
Ditto. I think there are plenty of buildings that have done just fine in Harlem, and plenty more that will. THIS is not one of them.
Jason, Why is this building so bad and not going to due well?
Its a nice building, but the violence in the area is what brings the value of the condo down. 129 and lenox has always been a caution block.
Ahhh but won't all of the new construction etc start cleaning some of that up? With the recession I agree at a slower pace but still.....
The building across the street, 380, was started the same time, yet has sold more and has more occupied. So its NOT just the location. Just search for 381 on curbed.com, there are plenty off stories on it.
crazy how it is block to block up there, was walking around sunday. 110th & FDB street pretty clean, 112th garbage everywhere, it is like people are done and just throw it on the ground. not sure i understand that. hoping with all the development things get better, yes will take 3-5 years.....
How can one understand disrespect for the places where people live? I've been asking that forever? 116th btwn FDB and ACP is disgustingly dirty. Not quite as bad between ACP & Lenox and much better between Lenox and Fifth. Part of the problem...though only part...are the horrific bodegas and fast food grease joints. A few more better supermarkets and shops where shop owners take care of their curbs, then things will slowly change. Still, you need to get into the head of the person who tosses a potato chip bag or chicken bone on the ground without a thought. Or maybe you shouldn't get into that person's head.
