Discussion about
Why are the 2 BRs in Asten House so cheap? The floorplans aren't spectacular and some of them look like they need renovation, but $700/sq. ft. seems extreme. What am I missing here? http://streeteasy.com/nyc/sale/460632-coop-515-east-79th-street-yorkville-new-york http://streeteasy.com/nyc/sale/439107-coop-515-east-79th-street-yorkville-new-york

You're not missing anything.

The ceilings are low, the architecture is uninspired and almost institutional.

"Gorgeous two bedroom, 2 bathroom home located in The Asten House, one of the Upper East Side’s most sought after full service luxury buildings."

MOST SOUGHT AFTER?? Seriously?? There's a waiting list to live EAST of YORK??

If you take the floorplan of the first one and do the math, the apartment is actually 850 sq ft of interior space. that's approx. $940 per sq ft.

The second one is approx 1050 sq ft which is $827 sq ft, but the maintenance is really high on per sq ft basis.

Does the maintenance help pay for a shuttle bus for the half-mile walk to the subway?

When I first started looking at condos on the UES, I noticed there were quite a few "bargains" to be had on apartments east of York (but not on East End Avenue). If you take a walk down East 79th Street to the end, it's pretty desolate there even without the several avenue walk to the 6 train.

OK kids, your talking about my hood.
sure it's far from stuff. That can be a good thing as well. Like if you have school age kids that walk to school in your neighborhood. You can also spot the riff-raff is a ny minute. I've lived in may parts of manhattan and the 'far' east appeals to me the most. Check this out...for some of us...we don't care how far we are from the #6 train.

If I was a housewife whose biggest worry was getting to my pilates and bowl-glazing classes on time, I probably wouldn't care either.

You're right, falcogold, East 79th Street is a very nice area, but perhaps a little quiet in the evenings. It reminds me of East 72nd Street east of York which has very nice buildings but few shops so it's a little empty if you walk there in the evenings. So much depends on your work hours and lifestyle.
