Noah...this is a great deal...and windows in every room.although im not sure i like the location and its on the 2nd floor.....

yes I guess one has to expect a few sacrifices when it comes to under 400k price but getting a 1br or large alcove...nice catch AR on that one! Location is a bit too east, but some love it there, just not the masses. too far from subways and CP

you guys are great but I just renewed my lease for another year at a $375 monthly discount...in the fall I'll start looking to buy or hope to find a rent stabl. apartment. thanks again.

The 87th st. apt looks pretty decent. Still, assuming a 5% mortgage and 20% down, it looks like monthlies came out to a little under $2500. I'm guessing it would rent for significantly less.

10023, here's to hoping that these units will get back to 1999 levels. UD, you're right, quite the hike.

johndoe, i'd assume someone buying this generally wouldn't be subject to the AMT. if so, this is a different scenario, the tax benefit is decent.

yes, still renting would likely be better, and may become even better. but this isn't a bad option for anyone who doesn't plan on children in the next seven to ten years. i'm getting a bit frustrated because i'm finding things that are DEALS now, but probably won't be in a year. hard to recommend.

We've been taking the baby to Asphalt Green for swimming. York is totally underrated and the style and ratings of PS 290 seem great. I would totally consider trading some location for some additional space when we have #2.

AR...you're finding deals now but they won't be in a year..does that mean manhattan prices will be going up? Also, I did find prices lower on alcove studios but they were always on the UES..my perfect location is UWS or downtown. My focus for the next 12 months is not going to be real estate.

no, julia, prices will likely be lower, making these current relative "deals" not such great deals in retrospect.

this is not an alcove studio, this is a renovated one bedroom. prices also fall first in the areas perceived as less "prime".

rhino, i think this is a lovely area for families. there are many who wouldn't even consider living elsewhere. including some with quite a bit of money.

I don't really see a lot of rentals there for under $6k where I can get much more room than I have now. Maybe the west side is the answer. I don't know which PS over there is considered good.

i think your best bet is to make a list of schools that would suit. and then when it's time to move you decide, based on what happens to be available at the time. it's great if you have that flexibility, it will give you many more options.

I'd like a top tier PS...like 6 or 290. Apparently 87 and 166 on the West Side are considered good, but I am not sure if they are true peers to the ones on the East Side.
