It smelled like old oatmeal, which was a turn off from the opening of the door. The kitchen is the only redeeming factor and even that can't save this apt. - Both bedrooms' windows face a brick wall, ie: no light, feels claustrophobic! - 4A, which is next door and also for sale is also in need of repair. Apparently the same family bought both apts and had every intention of combining them into a 4/5 bedroom apt, but never did it. [less]

- Large space but feels a bit "boxy." Not sure if this apt has a true home feeling.
- Bathrooms need renovation (they're the old white rental type)
- Same unit on 2nd floor (2C) sold for $790k a few months back. How can this one be listed for $200k more???
- Also not the most convenient for transporation

- Gorgeous apt!!!!! But small! They have 2 kids in there now and it seems to work, but the living room just can't fit a real couch. The finishes are great and definitely command top dollar, but the space just isn't there. (sadly b/c it's priced right)

- Two great apts, but once again, the space isn't there (nor is closet space).
- 7F is $999k and #9EF is $940k. Both have amazing finishes, massive bathrooms, and good sized rooms. The issue is the lack of closet space in the common areas of living/dining and kitchen and the fact that they are really on the small side.
- 9EF has such a long kitchen that it would be difficult to put an entertainment unit on the blank wall. 7EF has space for this.

I saw four open house apartments on the upper west side this afternoon including http://streeteasy.com/nyc/sale/492380-condo-41-west-72nd-street-upper-west-side-new-york
The kitchen was amazing for a one bedroom and it had a nice living space with a small section was used for a four seat dining table near the window. Bedroom was nice-sized with two closets. Apartment felt spacious for a one bedroom. Needed some work on the walls and ceiling. Interesting lobby in the building and very close to the park. Have no idea if the price is fair because of the location factor.

Amazingly busy at 11am with maybe 10 other people viewing the apartment. Living room is so small- my husband said that it looked like a waiting room in a doctor's office with an open kitchen attached to it. Actually the best part of the apartment were the two bathrooms which were both rather large-sized. Second bedroom was pretty small and being used as a den/office space. Very crowded hallway with maybe 20-25 apartments on the floor. Seems overpriced, but maybe not because of the proximity to the Dakota and Central Park.

The more expensive unit had 11 foot ceilings and looked so much better in person than on the floor plan. Nicely renovated kitchen and bathrooms, but very small second bedroom. The less expensive unit had incredible closet storage and nice bedrooms, but smallish living room space. Both apartments were so quiet inside- so peaceful. Very wide hallways and a coffee place right downstairs- hopefully they deliver but building had so many units- over 400 I think. Now that I've seen a few classic buildings, I'll go next weekend to buildings where I might actually buy. But the Ansonia was a treat to see.

Very nice Eastern view of CP through lr/dr with a northern view of the park through both bedrooms, also has a small terrace facing north with nice eastern exposure of CP. You could get a table and 4 small chairs on the balcony. This bldg is part of Park West Village, similar in design to Lincoln Towers, here they only have 4 bldgs, interior park garden, built in the 1960s, private patrolling security. Unit has three walk in closets, 2 small full baths, 1200 square feet might be overstated, as unit 16R was adveritsed at 1150 square feet on SE. I think maybe 8-10 separate parties saw the unit today. Pricing is optimistic at $1.4M, current comp for sale in one of the four bldgs of the development is 1250 square feet at $1M, no terrace on the comp and the comp only has one view, south, but still a decent CP view.

Lobster: I'm a big of the Ansonia - kinda fulfils your criteria, and they permit W/Ds.
The cafe on the bottom don't deliver, but it's a treat to have coffee there. Lots of music folk and Europeans have their coffee & croissant there. Sandwiches look great as well. The Ansonia has a storied past, and was built as a hotel, hence the wide hallways and the thick walls.
The ceilings inside the Ansonia apartments are unbelievable, nyc10023, I just kept looking up at them. And the apartments are so quiet- one of the apartments was on the third floor with the L/R facing Broadway and I heard no street noise. The building seems to have good security- with a doorman and concierge in the lobby- and they wouldn't let us up until the RE agent came to bring us to the apartment. The apartment with the round L/R seems like it might not appeal to that many buyers for resale purposes and the other apartment was a little small for us, but I'll definitely look at other 2 bedrooms if they come available at a reasonable price. And it's so close to Fairway. The cafe next door was very busy and I'll try their coffee next time I'm in the area.
The floors in the principal rooms are amazing as well. Windows are nice and big, as opposed to most prewar. I love 3-75, that's the main piece of the original 7-8 room SE corner that I drool over. I don't know about security. I think you get the illusion that it's very secure. There have been a couple of mice complaints, don't know if it still exists.
1) IIRC floors 3, 4 and 13 of the Ansonia are 11 ft high.
2) The W74th side of the street tends to be noisy b/c of the truck deliveries to Fairway.
3) The common charges of the Ansonia are kinda high. I wonder if it would be better to live across the street so you can enjoy looking at it but not having to pay the cost.
4) I like the Almond croissants at the coffee shop downstairs. But the best croissants IMO are still from Petrossian Cafe.
Did anyone see any open houses today- 2/14? I looked through the listings for the UES and UWS, but didn't see any new listings of interest that I hadn't already seen.
it was valentine's day, not a good day for open houses. people were out eating lobster :-)
i haven't seen many listings come on at all. perhaps these prices will hold as there's no supply of "good" apartments

Lobster....FYI we rented apt 11B in this building a couple of years ago...nice location and very nice staff.
Price for 11E however is unrealistic...the E line is in the back of the building IIRC and has zero view....square footage is around 600 usable....these units were going for high $600K in 2005....apparently owner has put some dough into the kitchen but $900K for this would be a stretch....IMHO
Thanks mjsalisb for your comments about 41 West 72nd Street. The kitchen in 11E was very nice and I thought that the apartment felt spacious and very comfortable for a one bedroom (just needed more closets, but I say that about nearly every apartment I see). I didn't have a chance to look around the building, but someone told me there is a gym on the lobby level. I really like the West 72nd Street block between CPW and Columbus, but as you've noted, the apartment prices are very high for the amount of space.
Ab_11218, my husband and I had a nice dinner at a local Italian restaurant (but no lobster). Hope that you and your wife enjoyed the day.
