to make it easier to check. but it's "not your typical eight room apartment." is there some standard eight room apartment?

Aboutready: There is a standard eight. It's a three-bedroom with two servants' rooms, or less commonly one servant's room and a library/den. The listing is accurate, in that #3AB is not a typical Carnegie Hill eight: the eight counted rooms are all full-size, and the MBR is split from the other bedrooms, which makes the floorplan attractive to a lot families with older kids.

Ubottom: The maintenance isn't exceptionally high for a big family apartment in that neighborhood. It's a little higher than average for a low floor, probably because it's a combination.

actually, w81st, the third bedroom is small. other than that i like the layout myself. i guess most 8 room apartments i've seen are combos, and i was kind of referring to the fact that the stock is so small to begin with.

but 6A and 6B sold separately at the end of '05 beginning of '06 for around $2.1mm combined. even with renovation, this seems high.

Oh, I totally agree about the price. I just think we're piling on by quibbling over the verbiage and the maintenance. The problem here is the price, pure and simple.

They probably put in a $1mm of renovation. So their thinking is probably $2.1mm purchase price plus $1mm renovation equals $3.1mm.
