I have only been on this board for a week, and am neither bull nor bear because I can see points on both sides and frankly, have not been studying up on the subject for long. But is it correct that most on this board think that NYC RE is dead/killed/done and that if you bought in the past, say 3-4 years, you might as well just throw yourself off your apartment fire escape (ha ha)?
technologic, I think it's safe to say that this board is more pessimistic than most, but I think only a small minority think that NYC RE is completely dead. That's far too strong a sentiment for my taste (and in my experience, extreme statements tend to be false). Is there heightened risk? Yes. Should you expect near-term appreciation? I would not put any money on it. Will you be priced out if you wait? That was never true. Is it possible to find a great deal and home out there now and in the future? Definitely. Hang in there.

helen, I try, but unfortunately not always so nice and friendly (though only with a select few posters around here! And yes, George was always my favorite!
I was at a wedding on the "Honey-Fitz" in like 1992, My GF's Mom was getting married, Sam LeFrak was the best man. As we circled Manhattan Sam was holding court and boldly stated, "Who said NYC real estate was dead, does it look dead to you?" At the time things were pretty grim, I thought this guy has a lot of balls, guess that's easy when your worth a billion.
But I guess Sam was right, it never really was "dead", just gets sick sometimes.

Technologic, your question is interesting. I find that some posters gravitate to the finance questions on this board while others are more interested in the neighborhoods discussion or home renovation or other topics. And some posters are interested in all the topics. As you read more discussions, you'll form your own opinions about Streeteasy and which discussions are the most helpful for you in your apartment search.
