I’m looking at a approx. 2500sf UWS apt in need of TOTAL GUT RENOVATION. Building is 1899, untouched for over 50 years, needs update to electric, plumbing, kitchen, bathrooms, windows etc.. Bones are great but everything must go. Building and work is high end so bear that in mind. Looking for: Renovation cost per sf to expect for above & total average. Looking for Referrals for architect or design builder. Needs through the wall ac.
Hi, I live at 106 and Riverside Drive and just did a comeplete renovation on my apt, new electric, plumbing, kitchen high end applainces, fixtures etc. I had a project manager who oversaw everything, board package, GC, electrican, plumber, also bought everytthing and helped me pick things out. She was a dream!! Including all applainces, granite, fixtures, paint, redoing floors etc, the total cost was about $75,000 so it worked out to about $100 psf

He's done many high end projects including a similar sized penthouse on Riverside (among others several townhouses on the UES, and several other penthouses on the UES and downtown).
He does all the leg work and has works with his own contractors, architect, etc.
I would say from the above posting $100 per square foot seems a little low especially for high end.
I would think that $200 is more typical for high end based on what I've seen.

She was responsible for design development, extremely detailed drawings, coordinating approval by the board, assisting in gathering and evaluating construction bids, coordinated the expediting of permits, and construction oversight. She has the resources of a substantial firm behind her but is utterly capable and a pleasure to work with. My job finished on time and within 3% of budget (as I've shared on here before--sorry to others fro repeating myself). GC was terrific, too--showed up everyday, did exactly what the drawings said and stuck to the price he quoted after reviewing the drawings at the beginning. Only other resource I used was a custom kitchen fabricator who makes his own cabinets and cuts out a middle man so you end up with 100% custom work at about 60% of the cost elsewhere.
