I'm relocating back to NY in November and had planned on renting but a good friend knows of an apartment for sale at a fair price(?). Has anyone bought an apartment sight unseen. It's a studio downtown, p/t doorman approx. 500sq ft. for $385k. AM I NUTS TO SIGN A CONTRACT???

Yes. I wouldn't do it. Perhaps if it was a real special friend who knew me v e r y well & who I trusted - but I'd be asking myself the same thing. Am I nuts? Of course, I guess if you hated it once you saw it you could rent it ..... but buying real estate is not like buying a sweater. How well do you know this person? What does this person know?

YES. You are crazy. Why can't you fly to NY for a weekend to check it out? While the price sounds attractive, NEVER go with price per square foot alone. It could be a total wreck. Or face a garbage dump. Or any one of a number of reasons. Because you're planning to live in it, it's even more important for you to check it out.

I was in a car accident and just got out of the hospital with a broken leg, etc...My new job in New York starts Oct. 1.

#4 - I assume you are the original poster. #3 here again. First, I wish you a speedy recovery. Second - the fact that you're depending on certain contingencies makes this purchase EVEN MORE RISKY.

The two contingencies that may affect your ability to use the apartment are: (1) not recovering in time, and (2) not liking your NY job or not having a NY job in November. While I don't wish you any harm, you are counting on everything going right at that time.

Considering that you have so many things to take care of (and so many things can go wrong), it would be tremendously risky to buy an apartment, sight unseen, in this situation. All the best.
