Discussion about
If you buy a multi unit townhouse and there are existing rent controlled and/or rent stabilized renters there are you able to evict them if you intend to buy it and live there yourself? i.e. take these units off the market and let your family members live in there instead. Is this a big headache?

If you live in the specific apartment you can evict a rent stabilized tenant when their lease is up..ren controlled tenants are different.

Not as easy as you would think. Check out this story:

Or read the owner's side of the story: www.economakis.com/

That's why it's great to be a tenant in NYC...Owners have the money but not the political juice.

They can be kept in the courts for years.

Thanks for the feedback. I really am interested in buying a 3 unit townhouse and to live in it but 1 unit happens to be rent stabilized. Obviously I can't afford the mortagage and expenses so I was thinking of taking over the rent stabilized and continue renting out the other 2 market free units,... but #3 links and articles seems I have to go to court and/or pay off tenants. That's crazy.

Yeah, I definately don't think you can choose to live in the 1 unit that happens to be stabilized and thereby get rid of them. If you take over the whole building that is different but bear in mind you will need to fight it, it is not so easy. You need time and money.
