Thinking about buying in this building. Any current views on living/owning in this building, how it is perceived in the market and the immediate surrounding area greatly appreciated. Thanks

It is a pretty unique area in that it is really on the southern and obviously western edge of the WV. This makes it pretty quiet. Weekends are really dead (the office buildings in Hudson Square bring people during the week). This is all a plus from my view but depends on your perspective. But you are pretty far from the subway and a few blocks from most commercial stuff -- except for the excellent wine shop in the building. Like any place on the river it can be beautiful in the summer and great to be across from the park, but the wind can be a bear in the winter. I don't know the building so well -- I did look at a place but have not talked to anyone who lives there. Good luck.
sold one in here last year. great service and amenities. if you want luxury in the west village, this and superior ink (twice the price) are the only real choices. def get one with a river view...
There are other new dev/lux options in the far west village, three Meier buildings, 166 Perry, a few that are stalled and others if you don't want to be right on the river.
The biggest issue with this building is that it's relatively isolated. There's almost nothing like it which is near it. That means little nearby retail as well. If you could live in Battery Park City North, then you'll do fine here, from a retail/long walk/chilly winter perspective.
The second issue is the architecture. Personally, I find this to be one of the worst Costas Kondylis buildings. For me it's detestable and fails on almost every level. It looks like an ugly invader. While many won't share that view, I'm willing to bet you'll never see price per square foot in this building that you see in the others mentioned in this discussion.
Note the there is a HUGE HUGE HUGE difference in being South of Christopher Street that far West.

Agreed on south of Christopher. Your neighbors here are UPS, FedEX, Pat Lafrieda Meats, the Mystique strip club and a giant data center.
It's like the West Village, but without any of the character. Perfect for a Costas Kondylis building.
I think the Holiday Inn style HVAC below the windows is just amazing. Nothing says "five star living" like a fan unit in the bedroom.
