Discussion about
I am thinking about buying a condo in Yorkville. More specifically the wellington towers at 350 east82nd street. The neighborhood seems really nice. I am a single professional women and not quite sure about this area. Any feedback would be greatly appreciates.

It's between 1st and 2nd so it only takes about 10 minutes to walk to subway.

A good long term investment given prospects for the 2nd ave subway.

I just moved to the area and love it - quiet, clean, safe, good selection of restaurants, proximity to Central & E River Parks.

OP, where are you moving from?

I'm sure the area is fine though depending on the vibe you want - I believe you will have families for neighbors in your building or area. This may or may not bother you, depending on if you also want more singles around your age.

I believe 2nd ave subway may reach phase one in 2013. So the final phase would be a bit after that.

yorkville has had a lot of rapes in recent years. probably b/c its so far from the subways and many single women live there--easy fodder for fiends. there's a reason its the cheapest nabe in the civilized part of manhattan.

#8 is nuts...rapes, fiends, I don't think so!! 82nd street bet. 1 and 2nd is nice but a little far from the subway.

I am single women and I love it here. People are friendly, very clean streets, and I feel very safe. I love the proximity to the museums, Central Park and it a rather quick cab ride to the Theater district. I couldn't think of any place else in Manhattan I'd rather live.

#8 is absolute correct about the high propensity of serial rapists to target Yorkville. The reasons are obvious: most of the buildings are walk-up apartments without doormen or security cameras, it is a long way from the subway and so many of the side streets are quiet, there are a lot of young, attractive women from the Midwest walking around. Many of the serial rapists and wolfpack gangs come down from nearby Spanish Harlem ("El Barrio") to pillage. The best thing to do is call your Dad and tell him you need more money for rent so you can live in a clean, dafe, and convenient neighborhood near Lexington or Madison. Good luck!

We are a professional couple living in Yorkville and we love it. We get a lot more value for our money and feel very safe in the neighborhood. At night, it's a little quieter than the trendy parts of downtown but there's a reasonable amount of street traffic and neighborhood restaurants open late.

#8 & #11, where are you getting your stats from? Yorkville has historically been one of the safest aras of the city, esp because that's where the mayor's mansion is, extra police protection. And even more so now after 9/11.

It is a city, and I think some incidents may be attributed to young women in their 20's who have a false sense of security and weren't around 15+ years ago when the city was more dangerous. But that's true for ALL areas of the city and even then, the entire UES has been pretty safe.

One area you should look out for is around 93 & 1st, a housing project, seems a bit sketchy. But 82nd st is TOTALLY fine. I just moved to that area recently and find it safer & cleaner than downtown, where I lived previously.

I am # 8 and not #11. I am not a "loser" I assure you nor have I ever dated anyone who lived in Yorkville. In fact I am currently engaged. I have lived in this City all my 35 years and Yorkville is known to have a high propensity for rapes for the "civilized" parts of Manhattan. Call your local precinct and ask about the statistics before you start calling names. It seems like most of you just moved here.

# 8 I am a single women who actually lives on 82 nd between 1st and 2nd. I have never witnessed or thankfully experienced what you have stated. I have girlfriends who live in the area as well and they love the area. Where some people come up with this garbage is beyond belief.I fee extremely safe here but I am not naive to think that one should always be on guard no matter where they live.

5 (reported) rapes so far this year. Unfortunately these stats do no state the neighborhood in which they occurred but I know it wasn't in Bloomingdales.

RE the rape statistics: I think you'd need to know the circumstances. There are a ton of bars on 2nd Ave., and on a weekend night it's like frat row. I wonder if there's any relation between the rapes and the number of drunk college students in the neighborhood?

Aside from that, the neighborhood has seemed very quiet and has a safe feel to me. I haven't spent a lot of time there, but I own an apartment nearby (other side of Lexington in the 80s) and rent to a young woman who has not had any problems.

yorkville is great but wellington is a crap building you should look at new building going up on 74th street and 2nd or brompton/lucidia

Here's the (supposedly) dirty East Village's crime stats and I assure you there are more college kids in east village than in Yorkville. Also look at the precinct surrounding NYU to answer your "drunken college kids" theory.

#21 I am interested in your comparative statistics. Do you have that info for the whole of Manhattan? You made a very strong statement and I would love to see the data simply because this is very interesting stuff. Does a person have to look at each precinct individually?

#21 here. That's what i did. I looked at each precinct and it became apparent to me that after looking at all in Manhattan that Yorkville's Precinct had the lowest crime statistics. Now I might of overlooked something but that was my conclusion and viewing the stats.

In terms of crime stats there's a difference between being mugged & raped by a total stranger at gun/knifepoint and getting wasted at a bar and taken advantage of by a recent ex-fratboy. I know rape is rape, but if you're talking crime stats let's make sure we're addressing the OP's concern about being a single woman coming home from work and being attacked.

#8/17, this is the first time I've heard anyone say that Yorkville was a target for rape. And I great up in the city, too.

Yorkville is anything but dull and boring. Plenty of things to do places to see and young people all over the place. Go on second ave tonight in the 80's and if you're a decent looking guy if you can't pick up a cute 20 or 30 something chick than your a loser.

Yorkville is great. Its probably the safest cleanest part of the city with the best people and more affordable than the gold coast (UES west of third). Go for it.

Tonight I was in GV, Soho and the East village. Let me tell you coming home to Yorkville was such a relief and pleasure. Sorry # 37 but Yorkville is simply the best and no I don't consider those that don't live in Yorkville losers.

#37 Personally I live in upper west side - not too far north and I think it is absolutely fabulous (central park, lincoln center close if I want, farmer's markets, if i want to go west riverside park etc.). I just don't go around writing it all over a web board. But I do actually prefer the overall feel of the upperwest side to the upper east side and it also has a neighborhood feel.

Anyway - to each his own. I have to say Yorkville is not my cup of tea, but I can understand why you might like it I guess. Just going overboard causes you to lose credibility.

36, see New York Magazine http://nymag.com/realestate/articles/neighborhoods/uppereast.htm. Also, just because I think the Upper Eastside is the best doesn't mean the other neighborhoods aren't good. I am not promoting anything. There are all of these realtors on Streeteasy lauding these crappy new developments in sketchy neighborhoods like they are the second coming. I wasn't doing that. I'm not a realtor and don't have anything to promote. However, the poster was asking about Yorkville so I told him/her what was good about it. I still think the UES is the best place to live in Manhattan for young professionals. It depends what you like but I am not such a hipster, I don't need such an artsy/gritty environment around where I live and I like good restaurants that arent pretentious. It's extremely clean and safe on the UES and Yorkville is a relative bargain compared to other neighborhoods in manhattan that aren't as clean or safe or livable.

Well, as someone with a family, I'm at a point in life where the UES (with an ATM, dry cleaner, deli, take out place) on every corner suits my "booring" lifestyle just freakin' fine. I can always hop a cab to "hip and happening" - but it wouldn't suit me to live there.

I agree my condo has a concierge that takes care of all my needs. I have three dry cleaners on my street as well as a plethora of restaurants and bars that are highly Zagat rated and I love the walk to the Museums and Central park. Why would I want to live any other place in Manhattan.

I love other places than the Yorkville because it's less convenient and a bit more ruined down, less safe, and dirtier but I can least tell my girlfriend it's more hip than the Yorkville.
