I love the Whitby. Was housing for theater types years ago - perfect little pre-war studios/one beds ideally located for auditions and Broadway shows. Many theater types still there, actually. Some are noisy, some are dark, but they have all remained relatively affordable. Very old-school lobby. Reminds me of the days when actors had answering services.

at the height of the market their one bedrooms (very small, no separate kitchen) were selling for low $300's...in a down market they are selling for close to $400 and above...also their maintenance is very high for such small apartments.

The building has a lot of great features, the board is very easygoing, the building is very pet friendly and the location is probably the most central you can get without being stuck in the time square crawd.
The maintenance is on the high side but the building is fully staffed 24/7 with doorman, security, porters etc and there in laundry in the building a free bike room and for an extra charge (approx $70/month) you can get a private room for storage in the basement... now to me that's priceless when you live in Manhattan.
I forgot, great city views, some apt see the Empire State building tip.

They have a rental for $1000? Wow...no kitchen but you can get a mini-fridge for milk, soda and beer and eat out or order in every night like a lot of people do anyway. Especially if you are paying $1000 a month.

I am a broker who has completed dozens of sales and rental transactions at the Whitby over the past 11 years, many more than any other broker so I know the building far better than any other broker in NYC. It is truly a wonderful place to live. If you are interested in buying, selling or renting at the Whitby, be sure to give me a call or email. 917-216-9197 or LFC@corcoran.com. Does the high maintenance include electricity?

Comments about the maintenance are WAY off. Maybe they were comparing to walk-ups in the neighborhood. Compared with doorman, elevator, laundryroom buildings it's about 20% BELOW average. increases over the last 15 years are about half the rate of inflation.

Do they really not allow dishwashers or washer/dryers in the building?!
