The neighborhood is not the nicest--- and that's reflected in the price.

Yikes. Thanks for the comments. What do you think is a fair price for that place. It looks very nice...just trying to figure if it is near town or the beash.

I agree the house looks nice, and I was attracted to the pictures on the website myself until I saw where it was located. To be honest I have not driven by the house specifically, but I know the neighborhood, and it is filled with marginal homes. It's not that far from town (in response to the hermit comment above), but it's not a location I would want to buy in. There are many "tear down" homes in the area. It could be years, if ever, before the neighborhood improves. The house you are asking about must be the nicest one in the area---I wouldn't pay more than $750,000 for it.

I looked at this house a few weeks ago and came very close to making an offer but ended up buying in the North Fork. It's a really sunny, open, pretty house. It's in a newer development with several streets and similarly styled shingled houses. It's true that some of the houses on the street outside of this development are smaller and need updating. I'd say it's less than 5 minutes from Bridgehampton town and Sag Harbor town which is nice. When we considered making an offer, I found one comp in the developement where this house in located. A smaller house (3bedrrom) without a pool on the same street sold in '06 for 999K. Houses in the Bridgewoods development - like Halsey Lane and surrounding streets- are also a good comp. North Fork will not has the re-sale value that the Hamptons will once the current situation is behind us. Hamptons is no doubt where you want to put your money.

I would guess mid to high 800's --in my opinion the interior needs some real help and the location outside of that little development is very dicey. You never know though -- on the positive side it has some curb appeal. I would love to know what the current owner paid for it.

I am obviously looking for a place sub 1 million. The agent says, "close to town", so if anyone can provide a reality check, that would be great.

It is pretty close to town -- It is a few lefts before the left you would make for 14 Birchwood. I think there are 3 houses for sale on that street. It was unoccupied when I looked at it and they could be doing a better job of keeping it up in my opinion. But the real issue I had with it was the yard -- it has a very very small free form pool and looks onto a lake (swamp) area - but not in the good way. I do like the style of the house and it is not in sideways like some of the houses on that street (I blve they were mainly done by the same builder).

thanks for the data....that "pool" is simply way too small. Moreover, the bedrooms look smaller than the first apartment I had when I moved to NYC 12 years ago...this is a definite pass. Do you have any suggestions for sub 1 million?

On 14 Birchwood....the agent has to be including the basement area in the square footage. I looked at the other house under $1 million on Sunset Avenue as well. The house has been on the market for several years without a buyer or price reduction. The house is too big for the lot which swallows up the yard and minimizes the size of the pool. The street is just okay and is off of Sag-BH Turnpike. There's a smaller house built sideways across the street which has also been on the market for at least 3 years.

Eastendagent, do you know many sales there where in Sag Harbor last year? Also, what do you guys think is a fair price range per square foot for some of houses in this market? I've been hearing $250 to $300 versus what's being asked now. Seems to me that many of these house are $300K to $350K above actual value.

Looking - are you considering the value of the land in your per sq. ft calculations?
Also, any specific price range you are looking for in the Sag Harbor question?

LOL - see why you may be asking. I have no credentials (or desire) to start pitching you houses in Sag Harbor; my question was related to your request for info on houses sold in Sag Harbor area in 2009 so I could give you the most relevant info. Just trying to help.

Hi Boxer....been offline for a minute. Thanks for the offer to help and to provide information. Congratulations on finding something that works for you. I'm going to take a break from this market as I've become a bit turned off by the prices and lack of vaue. There's absolutely no (or very little) resale value in these homes when you buy at the prices they are asking. I'm sort of burnt out on looking and brokers generally. :(
