garage waiting lists

I, like many, am looking for an apartment in a self park garage (unattended). These lots are usually small and have long wait lists. Park West told me theirs is 10+ years. Has anyone ever had any sucess "moving up" prematurely on a garage waitlist?

Agree with #3, slip the manager a hundy and you should make it to the top of the list.

I gave my guy $100 to put me at the top and promised him another $100 to actually get the spot. It was like a 3 year waiting list. Watch out though cause some of these guys will just overallot spaces.

Thanks for all the advice. So does anyone have solid numbers. Like how long the list was, how much you paid, and how long it took to get the spot.

And I thought $100 was sort of low to skip a waiting list of a few years. #5- you never said if you got the spot and how long it took

I called one building and they told me the next person on the list for a spot had first gotten on in 1993!

Why do you need self-parking - just because it's in the building? Just tip generously at a nearby 24 hour lot. I have a Porsche TT and they baby that sucker. No dings. If you have an extremely rare car I might understand.

Its a practical issue as I use my car a few times a day which by the way is a dinged up Ford Taurus.
How come whenever someone has a specific need and asks a specific question on this site others come in to question that need.

I agree with #8 - no matter how much you tip, if they find out the guy's jumping a ten+ year waiting list the fur will fly. You don't stand a chance.

So can i please go back to my original question. Has anyone ever had luck moving up on a garage waiting list by paying someone off?

The answer is probably no. Or, you'd better be prepared to REALLY pay someone off - I mean if you want to jump a ten year (+) list, I'm thinking you need to be using a number with four digits, not three.

I believe most buildings with parking net-lease their garages to outside parking companies. Private companies generally rely on market economics, and thus would raise their prices to the point where they have no vacancies, and a very short (2-3 month) waitlist.

I think you're referring to Park West Village, which is an ex-Mitchell Lama. For better or worse, these operate by a different ethos -- "fair" pricing, with long waitlists. Perhaps when the complex went market rate it was considered "unfair" to terminate those existing waitlists.

A clue: is a space in the $400-800/month range? That's market rate in most residential areas. There are private garages nearby -- I think on 100th off CPW is one -- but not self-park. Self-park is rare in Manhattan, because it takes up much too much space for our pricey real estate. Some garages will have premium-priced ground-floor spots that may or may not be self-park.

There are many buildings with unattended self parking. Go Look.

I could go on and on. Not every building rents to outside companies.
