CPW w/o park views?

Would you pay the CPW premium if you don't get park views? That's my question.

Everyone's different. I cook and go hunting for ingredients about 100 times more often than I go to the park (and I go to the park a lot.) So without a view I would consider an apt conveniently located to shopping preferable. Parts of CPW can be a long slog to food.

I would imagine a jogger or people with young kids would pay some type of premium for park proximity but not the same as for a view. Then again if you want park proximity without a premium, West End or Riverside can probably give you equal space for less $$$ with the added benefits of fewer tourists and better access to Broadway shopping.

I have a friend that lives at 275 C.P.W. Amazing view! Beautiful apartment,but that view sold her on it.

all very true, but cpw gives you easiest access to UES w/o switching neighborhoods. however, i have to say that i was able to walk amsterdam to 5th (across northern great lawn) in 12 mins today (while pushing double stroller). pretty quick walk really. w/o park views i think i would settle for something a block or two farther west especially if the price diff was substantial. just something i was pondering.

and i should add, there is no way that we could afford cpw w/ or w/o views. i'm merely the victim of an illusory wealth effect. my poor husband averages 4 hours of sleep a night and i spend my days walking through the park dreaming about ways to spend money he hasn't made. it's a great relationship :). i live in lala land.

I would pay up to be in certain buildings, even without views (as long as there was light), and some of those buildings happen to be on CPW. Now, as to the market, without a doubt, there is a premium for being on CPW as long as there is some light (there are some completely internal apts). You have to compare like to like, and the quality of most of the buildings on CPW as originally built is higher than the rest of the UWS.

115 CPW unit 2G. listed 4.1 down from close to 6... what is the appeal here? obv not much if its working with a nearly 2MM chop. thoughts??

Jasie: do you know what classic 7, no-view apts, sell for on the UWS? Not 4.1m, the new ask. There will be a small premium to be on CPW, even without the views, as long as there is light. Compare to a similarly sized C7 on same floor on Amsterdam/Columbus.

Latitude also matters. A large side street apt on CPW in the 80s may not be worth as much as a park block apt on 70s/60s off CPW.

Not that I could afford it either, but I wouldn't want CPW without the views. If only because I would get tired of having to add, "but not facing the park," every time I told someone where I lived.

i've never seriously looked at the numbers so i don't know what the premium is, just assumed there was one.

jasieg - i have an incredible life, but if anything is lacking its time with my husband (and the kids with their dad). there are always trade-offs.

I'll try my best.

These are all examples circa 06, 07.

41W82 vs. 239 CPW: C6 maybe 2m in great condition on 82nd. Non-park view C6 at 239 closing on 3m. Only caveat is that 239CPW is a full-service, white glove building and the apts there are bigger.

17W71: C8 (though the maid's are tiny) v. 115CPW - 3.5m (again, top of market) v. 5m for a 7.

322CPW (90th): C8 - 3.5m (top of market) v. hmm, I don't know that block well, maybe Astor Court also 3.5m (but bigger apt, arch. provenance).

Maybe I'm cherry-picking, but it seems to me that the premium is larger in the 60s, 70s, and dwindles as you go north.
