My husband and I were out bid on a 2 bedroom 2 bath apt on the UWS (we even went above asking price) and have begun to step back and re-evaluate our buy vs rent decision. We know we only want the UWS from 70th to 82nd St (commute reasons) from West End to Central Park West. My husband and I were out bid on a 2 bedroom 2 bath apt on the UWS (we even went above asking price) and have begun to step back and re-evaluate our buy vs rent decision. We know we only want the UWS from 70th to 82nd St (commute reasons) from West End to Central Park West. We've found a few buildings on Streeteasy but would love to know if anyone has suggestions or comments about particular buildings. 2025 Broadway, 2/2 for $5000 253 West 73rd, 2/2 for $4500 154 West 70th, 2/2 for $5500 37 West 72nd, 2/2 for $4000 201 West 77th, lots available, but no floor plans Our requirements are: doorman, within location mentioned above, a separate dining space (we entertain weekly), and 2 bedrooms and 2 bathrooms. We've been living in a horrible white kitchen rental, so renovations are preferable. We're on the UES now so any insights into the UWS buildings is much appreciated. [less]

The west river house is in that price range and that neighborhood. The apartment interiors are ok. The layouts are not bad and it is the right area. Plus you go direct to management with no fee.
If you are willing to go up a few more blocks you could try related's building.. Sagamore on west 89th street.
Can you tell us about the apartment you lost? What was the ask and your bid? (I ask to get a sense of the rent v. buy calculus you're looking at...)
The apt was in the 70's on Broadway for $950k. Maint was ok at $1700. It was priced right and thus had multiple bids and went in less than a week. It was perfectly renovated, too. Our dilemma is whether we will find a place that is comparable in rental at no more than $5500 a month. No kids yet, but figure we would outgrow the apt in about 4 years.
2/2 +DR in the 70's on B'way for less than $1mm!??? I dunno. That sounds like a unicorn on today's market and it is no surprise it went higher. My guess is the rooms were pretty darned small so it doesn't equate to a 'classic 6'.
Not a unicorn ... just a very well priced apt... went for about $10k over asking, nothing astronomical. The renovations were top notch and the master bath was gorgeous. Room sizes were good (enough for 1 kid, but probably not 2).
Back to my original question: rental buildings???
NYCApt1234: Not a rental building and just a little outside your desired zone, but if I had your budget and apt. criteria I would totally go for this apartment and try to negotiate it down to $5,500:

I've lived on the UWS over a decade now and based on the photos this apartment is nicer than any other similarly priced rental I've seen.
I live at 154 W. 70th and I think you'll love the kitchen renovations in the building. Bathrooms are great too. The downside: building is under construction and has been since I moved in last summer. The lobby is quite shabby considering the price points of the rentals. stained carpet, broken front door and dead topiary planters don't make for a nice first impression and it feels more like a run down college dorm. Recently, a sizable hole has appeared in the ceiling above the doorman's desk. I'm told the entire lobby is set to be renovated next year, so I'm guessing the management is letting everything "go" until then. Also, the elevators are old, slow and always breaking down. I'd also caution against renting a unit there if it faces Broadway. There is a bus stop directly in front of the building and you'll be hearing busses stop all night long. Positives are that the building staff is helpful and friendly, the apartments are nicely renovated and are very quiet. All in all, I think the place is over-priced considering that the building is in such shoddy shape. I'm not planning on renewing my lease. I've been looking around and am confident I can do better for what I'm currently paying here.
255 West 85th St is AMAZING!!!!!!!!!!!!! Absolutely one of the most beautiful apts I've seen in my hunt. Our lease isn't up until October so my husband says it won't be available then. :(
