Discussion about New York Plaza at 2 Water Street in Financial District
I just know that it has no openings currently
there is a vacancy at New York Plaza that has just come onto the market. It is a two bedroom, two bath on the 15th floor for $6900. Thank you
now the price has dropped to $6750. What do you think it'll end up at?

this landlord doesn't update streeteasy. they update through the brokerage community only. they have on onsite however.
do you know if there are any studio + h.o. available?
There is no longer an onsite office at New York Plaza. The landlord only lists thru preferred brokers and you can only view units by appointment with a broker. The building is fully occupied with the exception of a 2BR as of today: http://bit.ly/bpB1PO
wow, they certainly don't make it easy to rent an apt there.

its very easy, when there are apartments to rent. the building leased up last spring summer and has been full since
I live in this building, and while I would LOVE for someone to come and take over my lease, my honest recommendation is to stay away. The building itself is beautiful but the management is awful. A new building manager took over recently and he can only be described as thoroughly unpleasant. Most of the doormen are great, but the management company keeps the building so understaffed that there aren't enough people here to respond to tenants. It certainly doesn't live up to its "full service" claims. They have also recently implemented new rules for the recreational areas, which include no guests, no alcohol, etc. So, if you are thinking you might invite your friends over to enjoy the summer sunshine with a nice glass of wine on the roof terrace, think again. Its a real shame because it started out as such a nice building, but living here is now something like living in a college dorm: lots of rules, very little service. Most of the tenants feel the same way. Plenty of us will not be renewing our leases, so if you still want to rent here, I'm sure you'll be able to find several listings in late summer / early fall. Thanks Jay for the update. I wonder if a lot of "luxury, full-service" buildings will start cutting staff to save $$. How was it down there in the winter? Seems like the wind would be harsh. Also - is it easy to find cabs there at night (around 9pmish?)
I used to live on the Upper West, and I don't remember feeling any colder down here over the winter. That said, I have noticed the wind over the last couple of weeks. In this hot, hot, hot weather, its a godsend. The cab situ does leave something to be desired. I've got a car service on speed-dial.

One beds typically go for just under $4k, there's a studio/home office there now for $3600 but it's quite large.

my morning SE update was bonkers for 2 water. Had a ton of listings that were "no longer available" and then it listed a bunch more available. I don't know what is going on as this building has had no activity for several months. I wonder if a bunch of people are moving out in droves now at the end of their leases.
Probably multiple brokers all listing the same unit. At this time, there are only 2 apartments avail. a STU/HO and a 1BR. The landlord only lists apts once tenants have vacated, so it will be interesting to see what happens Oct-Dec.

yes, I saw a few different layouts....liked the apts and was hoping to hear from folks who know the building and have an insider's point of view....not the best part of manhattan, but seems like an OK trade
off given the quality of the finishes etc..
full service free New York Health and Raquet club is nice. huge apartments, good staff

I live in this building and looooooove it. I'm not sure what it was like in 2009 as per another poster but now they have it together. I find the staff replies to maintence requests within the hour!! I have guests all the time using ammentity spaces and there are certain ones you can reserve for free for gatherings so maybe they loosened that policy. Even during the sandy stuff they were incredible. residents friends from neighboring buildings were coming to our property manager to get glow sticks and batteries.I've lived in 6 buildings in 11years in NYC. I'm hoping I never have to leave this one. Any questions just ask me I'm happy to answer or show you around. They list through select brokers to keep it controlled -but it's still usually no fee. They just don't want a madhouse of people in and out disturbing tenants and I like that. Some of the buildings around here are like factories with no privacy or serenity. (and the soaking tubs!!! Did I mention the sub zero wine fridge? And the washer dryer!! And the Viking ...ok I'll stop gushing I'm just in love )

Are you fucking SERIOUS!?!?! This building was hugely impacted the storm and emptied out!!! Here is what the LL emailed tenants 2 days ago:
"2 Water Street (FiDi): "Although power was restored to our building on November 5th, days ahead of the Con Edison target date of November 10th, it has been less than full power and with intermittent shut downs and surges making our continued restoration effort of building systems difficult at best. In fact, the power again shut down in the immediate area yesterday evening and remains down," according to a Wednesday afternoon update from building management. "Immediately following the storm, we had generators in place and pumped the cellar level dry. We have been working feverishly on bringing the elevators back on line, providing life safety, hot and cold water (all equipment located in the cellar was destroyed) and providing heat (a mobile boiler was delivered last Friday). Although we remain hopeful that Con Ed will provide us with sufficient power to operate these systems by the weekend, we unfortunately remain uncertain." The building will be open once ConEd can provide power and the DOB has given the place a green sticker."

Hey Jason- I know- I was there ;-). The building wasn't emptied out bc I was living there with my family (and some friends that were relocated) for some of it and they let us stay. Other times I used the landlord credit they gave us all to go stay in hotels. I'm sorry you feel so strongly against my thoughts but I work in and manage many buildings that were handled WAY WORSE and I thought we had it good. The 2 Gold, historic front, and downtown club people were fully kicked out when we weren't- I had to relocate a ton of them. I'm sorry if you disagree but I guess there are always 2 sides. I'm still a huge fan of this place.
