Discussion about 1185 Park Avenue in Carnegie Hill
Last July, this guy went to contract on the six-room 8J, and closed in October. In the meantime the seven-room 7F came on the market. He liked it better, so sold 8J and bought 7F. #8J: http://streeteasy.com/nyc/sale/431424-coop-1185-park-avenue-carnegie-hill-new-york 06/23/2009 Listed by Prudential Elliman at $3,250,000. 07/10/2009 Listing entered contract. 10/05/2009 Sale recorded for $3,275,000.... NWT: It looks like it was because 8J had primarily garden views, while 7F looks out on the street.
Is there any floorplan showing all the apartments and how they fit together? I've looked at various resources, but haven't been able to locate a full plan. Thanks!
There's a little key plan at http://www.columbia.edu/cgi-bin/dlo?obj=ldpd_YR_3028_MH_001_001&size=large. On 3-9 the B and C lines expand to cover the driveway, and above 9 the F-K get smaller because of setbacks.
8J is a two bedroom and 7F is a three bedroom
In the I/J line, beginning with 10 which has a terrace, there's only one apartment per floor and they are all three bedrooms. Below 10, there are two apartments per floor and they're all two bedrooms. The three bedroom apartments aren't twice the size of the two, however, because of the setbacks.
