Just wonder what everyone else thinks of riverhouse. Isn't it overpiced for battery park city? How is that high maintenance and tax justified with almost the same price as rest of manhattan?
hasn't this been discussed about 9 zillion times???

like every other bog.. it's great, it's terrible, it's the best. it's the worst.it's a landlease, that's good, no wait that's bad.
best thing to do is look at it, have your lawyer review the docs and do a search here if you really want a zillion random thoughts.

seems like everyone that looks at riverhouse also looks at visionaire
I looked at the Visionaire, but it is sooo far! Have you heard anything about one rector place? the address is 333 rector place but the building is called one rector.
the visionaire only seems far, but you are so close to all the subways it's easy to get around. i believe one rector is el morte... but i could be wrong
Riverhouse has lots of facilities that were popular in the bull market: pool, screening room etc which, added to the BPC PILOT, make for expensive monthlies. As the first modern condo building in north BPC (the first non-rental at all?), they tried to charge PSF matching Tribeca. It came to market at the end of the bull market insanity and they were able to sell some units (I think ~60%) before everything went pear shaped. The remaining units seem to have been a struggle for the developer (it's hard to tell now as they fired Corcoran et al, who used to advertise them). It's a big building so 60% sold still means a lot available.
1 Rector Place is temporarily off the market I think. If memory serves, it was volountarily handed over to the banks by the developer (as opposed to 225 Rector, which was foreclosed upon by Allied Irish).
Of the newer condos in BPC, I've got friends who live in Riverhouse, Visionaire and Millennium. The consensus seems to be that Riverhouse is the best location but there's uncertainty over the status/viablity of the building. Visionaire is the nicest and seems to be selling again. If the monthlies are your biggest concern, Millennium seems to have the lowest. However, if the Visionaire is too far then it's a non-starter!
