What is the pool like in this building in comparison to 300 Mercer? Also, how open are they to inviting friends to the pool - or is it purely a gym?

Every sales listing I've ever seen on this building NEVER includes a pic of the pool. Weird. Would seem like a major selling point.

I owned there (sold in 06 so my info may not be up to date) and the roof deck is very nice. The rooftop pool (at least when I was there) is a pool club where you have to join (which is pretty cheesy considering the maintenance). I only joined one year, but you could bring guests.

There's a very nice broker for an apartment on the 24th Floor I think that recently was listed. She'll have that info I imagine. I was actually surprised how nice the building is on the inside given how horrendous it is from the outside. The lobby and hallways are very nicely maintained. The roof and gym sound nicer than most if you are a person inclined to use those amenities. Aside from the Mussolini-on-steroids atrocious exterior of the building, the other major drawback, IMO is that every south-facing view is obliterated by the equally atrocious monolith to the south of 60 E 8th St.

But the layouts are serviceable and many asking prices and maintenance are within bounds for the area and quality of the building. The financials sound ok, but I haven't seen them myself. The fact that it is a coop that operates under condo rules will also appeal to some people (and turn off others--like myself...I'm one of those people who just loves coops) because you can rent the apts out at will and sell without admissions board approval.
