Cons of buying the show unit in a new devel condo?

Discussion about
Is there any reason not to? Any reason it would be a good idea (better negotiability)? No difference at all? (i.e. buying a car off the showroom floor)

The staff is still learning the ropes.
Not all facilities such as a gym may be up and running.
You may be on a waiting list for punch list items to be addressed
Building politics(board, sponsor, mgmt agent) have yet to settle down.
...Skiping the financial issues which have been debated ad naseum.

Many smaller developments will use a unit as a sales office during construction or if sales are slow. It depends on how they plan on delivering the unit to you. A recent visit to a sales office in an actual unit that was in contract led me to ask some questions. The Unit was to be completely redone before closing. The floors were to be refinished, the walls to be repainted, and the rest of the unit was to be cleaned commercially similarly to the way the white house is cleaned in between presidents. Honestly its on you to negotiate the condition of the unit at delivery, but its not like it was lived in and people do not trash sales offices at condos.

If the developer is down to one unit(sales office). They might cut the price slightly to finish the building. If they're down to the last unit, they would be inclined to sell it and end the sales presence.

It's a small condo development with less than 10 units. By "show unit," I mean the staged apartment that most of the tours/open houses take place in, (i.e. has had more foot traffic and wear).

I just wasn't sure if it's standard protocol for a cleaning/repainting/refinishing.
