so our walk - thru is scheduled for tomorrow - wish us luck!

to NYCRayz and everyone thinking about changing stuff in the apt - i'm totally with you. My main concern right now are the GIGANTIC and out of place french doors leading into the bedroom. The swing space needed to open them really makes us lose a lot of precious space in the apt. These would be appropriate in a 5,000 SF home, not my 510 SF apt. What we ideally want to do is put up a wall with a pocket door, that way we can maximize space. Also, i agree about the ac units. I dont know why they felt the need to make them stick out 2 feet into the room, but is there anything we can do about that???

I think the idea of a group discount is a great one, so thank you gate27!

Can anyone recommend any good full service interior designers? I plan on putting in new floors, renovating the bathroom, kitchen cabinets, furniture etc. Thanks

I used a company called Unique Window Treatments for shades. I guess they installed shades in the building maybe the sales office.

There pricing was pretty good better then some other vendors i looked at. The Super also recommended a good painter to me who painted the model units if anyone is interested i can forward his number. He was also very affordable.

Hey everyone,

We’ll be closing on the E line in mid-December and have an initial walk-thru next week. Very excited and look forward to moving in. I actually grew up and still live in the area so I’m a big fan of the neighborhood (transportation is the best, building on bond & rothchild’s are pretty decent for brunch, pacifico is great for summer day time drinks, Brooklyn fare is awesome, Smith St has a bunch of options, and if you’re in the mood for a Rocawear sweat suit Fulton Street is right down the block lol). In all seriousness though, I feel purchasing a unit here was a great investment and couldn’t be happier with this buy (but I guess I shouldn’t talk until I actually move in).

Anyway, the main reason for my post is to find a good painter. I’ll be having furniture delivered two days after I close so I was planning on getting a painter in before this. easysunday- you mentioned the super recommended one. Can you provide contact info? my email is below

I look forward to meeting all my new neighbors. Just so you’ll recognize us, we'll be the couple with the oversized bulldog. Good luck everyone and congrats!

Hi all. First punch walk went well yesterday! Aside from a very minor scratch on the kitchen counter top and a nick in the hallway closet, all was beautiful. Both are easily taken care of. The person doing the walk-thru with us was extremely friendly and helpful. I spoke to a very nice man and his baby daughter in the lobby while waiting, and he said he though he had only been there a few days, he was thrilled with the experience. He gave me a word of advice - to call the cable company asap because it make take a while to get an appointment. I was informed that its mostly young couples and families living in the building. I am really excited about moving in and look forward to meeting my new neighbors!

Hi All, does anyone know what the new plan is for the parking lot across the street or changes in the immediate area generally? We have an offer accepted, and are waiting for the contract to be sent out, but it's taking weeks and we're getting cold feet about resale value down the road now! We're thinking about the jail on Atlantic reopening next year too were wondering if anyone else has done any similar research and could provide some facts. i don't think there's any plan to develop anything on it yet, but there is a height limit, so any building there would be around same height as the one right next to it right now (a rental building i think).

I don't think the jail of Atlantic would be any of a factor. Just an opinion.

Thanks NYCRayz, On one of my visits to the building I spoke with a Corcoran rep who said that the art park plan fell through and they weren't sure what was going to go there next. There is a height restriction on the land though.

Hey Hiyasam. I just moved in to Be@ and love it. I lived in a historic coop in the gorgeous heart of Brooklyn Heights for 12 years and "traded down" in size and cost, but "traded up" in terms of access to more and better restaurants, shops, transportation, and vitality. For as long as I have lived here, people have wondered about the detention center. It was and will continue to be a non-issue. The neighborhood around it keeps getting better and better and better and nobody really cares about the detention center except some think its ugly. They bring detainees in and out from the back and shuttle them to trials in the nearby courthouses. As Atlantic Avenue gets more housing, as it is, and more shops, as it continues to do, the DC will be nothing more than a gap in a great Avenues. I love being closer to the Boerum Hill part of Atlantic. Its a terrific place to live. And so far so good with the building; friendly neighbors, lovely light and awesome views. This part of Downtown Brooklyn has a number of private developments planned and is going to be even better in the future. While values may not climb right away as lots of new supply comes on the market in the next couple of years, along with the sluggish real estate market, in the longer-term, its a great area to invest in. Besides, the prices are great.

Hey Everyone,

I'm currently in contract and was told by my lawyer that the sponsor side expects us to close not at the bank but at their broker sight, else they would charge a traveler's fee. Is this something that is common in NY contracts? Thanks for anyone's feedback!

In most new developments where there are sponsor sales, the closing location is determined by the sponsor's side. And yes, there are fees if the closing is anywhere else but that location. This is very typical for new condos. sunny.hong@bankofamerica.com

MmmmLo - I didn't buy in this building but that was also in my contract when I bought a condo last year. We didn't hold the closing in Brooklyn where the brokers and the building and my bank was located, I had to go out to Long Island where the sponsors lawyers were to close. I would have been charged a travel fee too if I wanted to hold it in Brooklyn. It's ridiculous but doesn't seem uncommon.

Hi All - sorry for the delay in response, but was traveling for the holiday. Hope everyone had a great thanksgiving.

@skimp - if you still care, there were visible cracks in the grouting of the tile around the tub fixture. I think it was an easy fix.

@meh - we are renting a parking spot...there are a couple of doors that you can access the lot from the building, however, due to security reasons you can not enter the bldg from the lot. Be@ is looking into different possibilities though, maybe keys for residients?

I forget who was mentioning this, but the super is available for some repairs after move in. We discovered that our front door was not aligned properly and was not locking. He came and fixed that last week. Also, on the door, it was recommended to us to change the locks after moving in since everyone and their brothers have keys to your homes. We used A-One Locksmith on 200 Court Street, he came and installed a kick @$$ lock same day.

@nycgirl2 - the bldg is great so far, we are so happy. I have not met any neighbors yet, but there are more people moving in everyday. Sadly, I have not used the gym yet : ) and we have been sending our laundry out.

Thanks Brklynjoy. I actually thought they changed the lock after the second walk through? I said this because I actually wanted to go to my apartment again after the second walk through but it seems that they had changed the lock as the sales associate had trouble opening the door and realized that they changed the lock after teh 2nd walk thru is completed. But I agree that the new lock (or an additional lock) is def a worthwhile investment

Thx Brklynjoy. No entrance from the lot? So for now you'll have to walk up the driveway? Ew. Hopefully they do something. Pretty big for me, I use my car a good amount.

That said, anyone move into an E line apartment yet (1BR plus office with lot line windows)? Thoughts?

@ tlobklyn - no response yet from the management company. I guess ill have to call again.

Just did the second punch-walk - everything went beautifully. They fixed everything we asked them to. I was very impressed with the touch-up jobs - there was a scuff on the wall in the bedroom, inside the bathroom mirror, and on the inside closet and after they cleaned it i literally could not find the spots where the scuffs were. Im very happy and cannot wait to move in!

does anyone know if you are allowed to covert the tub area of a [second] bathroom to a laundry area? So, you would basically have 1.5 baths and a w/d.

Is anyone concerned regarding the estimated RE taxes post abatement? Seems awfully high to me.

So for a 700 SF Apt with current Maintenance of about $550 and RE Taxes (with Abatement) of Approx $35, the projected RE Taxes without Abatement is approx $700.

Does anyone know if the estimated taxes are inclusive of inflation? Or are those estimates based on current dates?

hey bk123, last I heard from a broker there was that there were only 19 units left in the building, so I guess they are taking those units off once contract is out or when they are in contract.

Closing is happening this week along with the final punchlist. Very excited!
I wanted to ask if anyone has gotten approvals for adding a flex wall or any type of pressurized wall partitioning from management in their units already.

So the building is obviously near full now. All but two or three units sold, I believe, and the move-ins have slowed down a lot. Anyone know a good way to tell how many of the units are rentals versus owner-occupied?
