Has anyone been to the newer Condo bldgs in the Fidi recently? 20 pine; 75 wall, 99 John, William Beaver, District, Setai and has toured the apartments and amenities? what were your impressions. Also how long of a walk to Soho, little italy? Thanks
30 minute walk to go from 20 Pine to the beginning of Soho. 45 minutes if you wanna get to Spring and Broadway. Fidi and Soho are worlds apart. Same for little Italy
I went to an OH last week at 20 pine. Studio apartment. although on 20th floor it faced building right across the street (and north) so it got no good light. Plus with the dark floors it just seemed depressing. Maybe higher floors would be better. Building and amenities are nice but i think the lower floors are not great and they have high fees ($1000 move-in fee, $600 something-else fee, $75 sec check fee + 1 month deposit).
is 20 pine rental?
20 pine is an investor-aimed building, making it easy to buy and rent out. LOTS of rentals in that building, though not through a centralized agency.
movinup, lots of decent inventory down there, and good value, but don't expect to stroll to soho. Its definitely a trip, you'll probably more often take a cab or subway.
fidi will be pretty cool in a few more years, with lots of residential and more retail, but right now there are still major growing pains.
thanks, somewhereelse have you looked at any buildings in FiDi? i've looked at a couple, i guess i can look at some more. 75 wall? setai? district? 20 pine? also what's going on with 25 Broad?
99 John: Pretty much like the dorms at SUNY Buffalo. Cheap fixtures and drunken 25-year-olds. Totally overpriced. Only a few units actually have the top-of-the-line appliances they advertise (others just have generic white GE or Hotpoint appliances). Also, all of the units I saw had parquet floors...parquet! Also, could they do something about those Hollywood makeup lights around the bathroom mirror?
75 Wall: Very nice overall, but the unit layouts are just weird, with lots of units with windowless non-bedroom rooms. I also don't really understand two bathrooms side-by-side, which I saw in many of the units there. Love the lounge downstairs, though. It's also a bit out of the way from Fulton (the Wall St. Stn. isn't as convenient).
The District: Such an airy and sunny bldg.--unusual for FiDi. We keep on hearing about their financial problems, which is a big concern for me. Also, I am worried about the big Chipotle on the 1st floor... It must smell a lot... I generally avoid bldgs. w/ food service establishments as tenants (...bugs!!!), so I might be biased. Close to the Fulton Stn., which is great.
20 Pine: You know, we keep on hearing about the fire sale, etc., but I feel the units are still overpriced for what they are. We all know about their typical units--with very small windows and very dark windowless rooms. To me, it is also too gigantic to be a luxury bldg., with so many kids in their 20s renting there.

88 Greenwich: The location is absolutely horrendous--a block to the West or to the East would have been fine, but that immediate stretch is just too sketchy. The units are small. Some people like the dark finishes, but I am not one of them. Also, foundation problems have been noted. Finally, many of those windows aren't really windows (i.e., no air rights)--so check the offering plans carefully.
William Beaver: What's with the yellow patches??? This bldg. could have been great, had it been built in 2005. Since they COMPLETELY missed the boat, we don't know what's going to happen to them. Like the Beaver Butler, though.
Setai: There is something gimmicky about this bldg., and I just didn't like it... It's totally luxurious and zen-filled, but I somehow felt it was a rip-off. I can't articulate it very well, but I just didn't feel good during the tour (I don't mean physically)...
movinup1, you haven't visited 75 Wall, then? You should. It's much, much nicer in person.
I realize I sounded really critical...Sorry. I just wanted to tell you about some of the issues you might consider as a potential buyer. Those are all GOOD bldgs. compared to most others in NYC!
Of those, I'd be inclined to pick 75 Wall or The District. If its financial security can be assured, I suppose William Beaver would be the best bldg...despite the yellow patches. If you don't mind living in a huge bldg with a bunch of kids, then 20 Pine would be fine, too--provided that you can find a unit w/ a nice layout.

I liked William Beaver, but everytime i research it the only thing i find is pages and pages criticizing the yellow brick, honestly if you live in the bldg who cares! it would be far worse to live in the bldg across the street and have to look at it! from the inside, the amenities were the best i've seen all over the city, and the layouts are great. also the fact that it is not a conversion allows for larger windows. the views are also pretty amazing compared to the other bldgs in the fidi, there are nice water views almost 360.
i will check out 75 wall and the district. i did look at 15 broad, liked it but not 100% sold on it.
this will be our residence, but not our primary residence so i cant say that the neighborhood nor other residents are on the top of our priority list for now. just looking for a beautiful apt w/great amenities on site. as for the neighboorhood and other residents, we usually hop in a cab and meet friends for the part-time that we are there in so many different neighborhoods anyway.
