The luxury buildings have smooth luxury agents. They'll say things will be done in your apartment, or amenities will be done, or amenities will be free. Then the lease is presented, and it says the apartment is "as is", or no oral representations supercede what is written in the lease, or other legal statements that seem uncomfortable. So you ask. And they say, it is just a standard lease form, you can't make changes or the landlord won't sign it (you always sign first). Or, yes, what we promised you will happen, but the language doesn't change. Or no, you don't need a work rider, we'll be making the lease. Or this apartment is priced well and will rent out. Don't believe it. The leasing agents are smoother than the brokers. And they have the comfort of a salary vs. needing to please a particular prospective tenant. [less]
And every two years when you move looking for the free month incentive, you have to deal with that.
If it matters to you--always get it in writing before you sign a contract. End of.

Replace "smoother" with "slimier" and you get the picture. Rental agents are at the bottom of the real estate agent food chain. And that's saying something! It's like saying, you're the most odius of a group of anal warts...
