My partner and I are considering buying a one b/r in this building. Any suggestions from current/past residents/owners/renters? Your comments will be much appreciated!!

We have lived here for 9 years and like it. The staff (with the exception of the Super) are fantastic. We bought our apartment from Denice Rich, Corcoran. Give her a call if you are interested in purchasing. She is a smart cookie......

Anyone have any recent insight into this building? Looks like lots of 2 bedrooms have come on the market but haven't moved.

240 East 93rd Street - Hallways are old (possibly original), lobby needs a renovation, last Sunday seemed like there was a FRAT party on the roof/pool, the walk to the subway is long, you are directly adjacent NYCHA/subsidized housing, and maintenance fees appear on the higher side compared to similar buildings. Many of the 2012 sales are way off the asking prices... so, for a certain price - it is worth it.

- Are there parties on the roof every weekend?
- Any history of bedbugs in the building?
- How is the board? Are they open to renovations, etc?
- Is the maintenance constantly going up each year?
- Given that the lobby needs renovation and the hallways are old, is there any assessment coming up to redo them?

Some of the comments are ridiculous. As a resident for many years, I can vouch for this bldg and its amenities are the best - brand new windows, impeccable pool/gym with full service, attached garage etc. The maintenance is much lower than other luxury bldgs on UES. Lobby is great and most units are very well renovated by owners. The rooftop has a garden and lounge chairs - never seen a party there!

That is your opinion kb340 and here it mine...Maintenance is at a 2/1 ratio on SF (not considered "low" by any means). Prospective buyers can judge for themselves regarding the lobby and hallways...the pictures are there - and so are the quarterly newsletters discussing potential renovations to the hallways and other mechanicals. Curious if any LL11 work is remaining (cycle 7 is approaching fast). Hopefully not. Garden on the rooftop-I guess I missed that back when I was searching for an apartment. I did see a bevy/crowd of younger people with beverages in hand hanging out. Call it whatever you want to call it.

There are two bus lines , the M86 and the M31, right across the street at York and 92St, going to the subways and crosstown. The return trips end on First Avenue and 92 St. The views on the east side are incredible. The staff are courteous and will do many favors, like lending folding chairs and tables, checking on your apartment if you think you forgot to shut your windows, etc. There are great amenities that are hard to match at this price range. People share the rooftop and there have been very few times when there are groups with more than a couple of guests. There are plenty of chairs and tables and we find the roof to be a great oasis. The building has residents of all ages, and we seem to get along. Maybe it's a question of living quality and not hall appearance quality.

New active Super, new hallways, new infrastructure (boiler, elevators, hallways, mail room) all paid for already. The Building board is very active in taking care of the building and minimizing costs.

This is an outstandingly well-priced building for the space of apartments, and amenities.

A rare gem in NYC
