Does anyone know any info regarding this building. Would be helpful if person lives in the building to discuss living conditions, service, cleanliness and neighborhood

It is over priced. Building is nice, but space very small. Service is awesome, but u have to pay for the gym, swimming pool etc etc. hood can be good/bad depends on where u work.

i think it's funny to hear someone who lives in a building say its overpriced. because obviously, there was a time when you didn't think it was overpriced. and they didn't shrink they apartment on you.

Firstly, i have only seen the building from the outside, and the construction looks sturdy (not like the other rentals that go up in 8 months). When you say the neighborhood is disgusting , in what way? That area has been cleaned up for a while now. Also want to know from person who lives there how are the acoustics? can you hear your neighbors through the walls or vents? I live in Chelsea now and that is a problem!

neighborhood is quite nice, specially if u drive, and have a family. it is a little far from transportation tho.

Dewyagi . thanks for all your info. can you just tell me if the walls are thin or your apartment is noisy? that is my concern, because that is what i am dealing with now, so i am moving. Also does air conditioning function well. I am asking you because you mentioned you live there. Thank you so much

Terry,

I am a broker that specialized in no fee unit and a one bedroom is asking for $3100 after the promotional 2 mths free.

The units are on the small size even though amenities are amazing.

I think there are better option and slightly lower rent in the neighborhoods.

Splaken, you are the moron. If one is perceptive, and they pass the building everyday, they can see the progress that is taken each week. Those 2 towers went up with time, precision, and strong materials. When you see other rentals, they look pre-fabricated (like in the midwest, where you are probably from!). As a born and raised New Yorker, i have the saavy to recognize a good building and a piece of garbage construction.That is why i want to look at apartments there and i needed more info. As far as insulting jim , he has a right to his opinion of the neighborhood, and i wanted to know why he did not like it. So until you live in the Silver Towers, and can help me , mind your own business!!

Terry - I saw 3 types of 1Br in Silver Towers back in July. YOu have to get to a pretty high floor to not have a view of the bus garage. The amenities look great (I think you have to pay $100 a month for them). Finishes are very nice but the units are very small (and a bit pricey, I feel). It is a really long walk to 8th ave and I don't even where the closest starbucks is (used to be on 11th/42nd but I think that closed). The cross winds in the winter are fierce over there and you get a lot of traffic because of lincoln tunnel.

Kstiles...Thank you for answering my inquires in an informative manner. I can see on the floorplans online, that the apartments are smallish.If anyone knows someone who lives there, can that person let me know about living conditions in the apartment? (utilities functioning well, quietness, security). It is true that i need my Starbucks!!!! Too bad the one nearby closed! Is the neighborhood really Siberia, or is it that some people prefer to live quietly, away from the combustion and show-off wealthy Upper Eastsiders, with their overindulged spoiled kids?

For me, i felt like it was really Siberia (and I live in Hudson Heights so, not even using a bustling part of town to compare it). I dated someone that lived in Riverbank west? (the older bldg next to silver towers). In the winter I took a cab from 8th/42nd to his bldg. Just knowing that I'd have to make that walk twice a day to the subway sort of eliminated that area. If the bldg was just one block east it would make a world of difference.

I have a couple of friends who live there and are moving out. They didn't like that a lot of the amenities weren't really finished yet, I think specifically the outdoor area. Also they were still renovating hallways, etc. They felt like the management was too focused on getting ppl to move in and not necessarily making the ppl who lived there happy.

It's really far from anything but there is private bus that goes along 42nd st which you can hop on. It is absolutely freezing in the winter from the wind and pretty far away. But if you don't mind walking then its not too big of a deal. You are literally a 10-15 min walk from Times Square and nearly every subway line.

This one's for you Ubottom!! This is the first time i have ever blogged myself. I read them, but never write. NOW I KNOW WHY! I asked a simple question regarding a building, and i receive mostly helpful answers. Then there are the vicious and quite honestly stupid, unrelated comments from a person such as yourself. I guess you must live a pretty sad life if you waste your time writing about something you obviously know nothing about. FYI, before living downtown for the past 5 years, i lived on the UES for 10 years. Yes there are some very good, decent people that co-habit there. But, just as the stereotype goes, i also lived surrounded by people who must live better than the next person, show off their cars, clothes, jewels, vacations etc. The streets are full of nannies taking care of children while their mothers are getting manicures and pedicures, talking on cellphones about where they are going shopping, and blocking the streets, and being rude to anyone. They think that their building staff are servants. It is not true of everyone, but many. That is why the whole world knows it, but you. The finest are the one's that have money, and lead a low profile life. Money does not buy class. As far as my finances, that is none of your business. Think about this Ubottom, why would i be looking in an expensive building if i did not have the means. Enough said!

Terry, how do you feel about the parallels between the UES, with its mix of good decent people and those who must live better than the next person, and Streeteasy, with its mix of people who provide helpful answers and those that are vicious?

Inonada i will tell you,, there are less vicious bloggers on SE than there are vicious humans on the UES. Think "Real Housewives of NY", and you will get the gist. Where do they all live? case closed!

Hi, I've lived in the Silver Towers for the past 12 months. I have one of the smaller studios paying a net amount of $1900. Having the washer/dryer is fantastic, but by no means makes up for the horrible management, fees to bring guests on a small 8th floor roof, public park next to the building with a dog park that stays open 24hrs and the fact that the building is an 80/20 is unreal - low income housing takes up a majority of the units on high floors with alcoves and floor plans over 500 square ft. they pay between $500-$600. I would strongly recommend reconsidering anyone who is looking to rent in the building. I can't wait for my lease to be up. My prediction is within the next year unless you're super rich or super poor there won't be an apartment in here that will interest you.

From what I can tell, there's a fair number of units in Silver Towers that, though small, have stunning views. (Nice snatches of the river from at least some angle, in quite a few units.)

So I think that's the main thing they're banking on. For sheer space, I think you will get more and pay a little to significantly less in the buildings clustered around 10th avenue (e.g., the Strand, the Victory, Hudson Yards, Theatre Row Tower, etc.) And in terms of practicality, as one of the posters above said, being one avenue closer to the subway really does make a big difference, in my mind. Now, some of the 10th ave bldgs have active construction abutting them which, depending on your work/sleep hours, could be an issue.

But my impression is that Silver Towers is targeting people who aren't space sensitive and will pay a premium for the views.

Having lived here for about a year, here is what I have to say:
Stay away from this Silver Towers property, it's not worth the money. Here are some reasons why:
1. Management--headed by the biggest rude and inconsiderate bitch I've ever had the horror to deal with. She is downright nasty and disgusting. Poker-faced asshole--best description I have for her.
2. This (#1) sets the tone for the rest of the management. There is not one person that I've talked to here that is happy with the management staff. They are dismissive and unresponsive. All the time!
3. The building is constructed cheaply and poorly. We've had cabinets fall. They just recently replaced faulty tub knobs.
4. While the amenities are great, they charge for them. It's not much ($750/person) as compared to other gyms. However, the amenities were NOT available to people who moved last year because they were NOT ready.
5. There are hidden charges. The joke among the tenants here is that management is soon going to start charging us for breathing air in the building. There is a fee (which changes depending pm how they feel) for use of the terrace for additional guests. There is a grill on the terrace for which you pay $50 for use.
6. Oh and here are a few design flaws: 1. Kitchens have NO drawers (not even for utensils). 2. Cabinets fall down. 3. Bathrooms have no ventilation. 4. ACs blow cold air when you're trying to put on the heat. 5. Windows have writings on them (they are going to remove the writing one day!).
7. They've cleaned our windows (one side) once in the last year.
8. They shot down ACs in the elevators and floors--I persume to save money. Although, they say it's being fixed. For 9 months--they can't get the AC working within the property!
Only nice thing is the people who work for minimum wage here (doormen, maintenance and cleaning) are nice. But, it's absolutely disgusting seeing how management treats them!

FOR THE AMOUNT OF THE MONEY YOU PAY TO LIVE HERE--THIS PLACE IS A JOKE. Stay away!!

Also let me add my two cents of advice, why pay for amenities if you can negotiate them free? When you put in your offer in writing say that you'll pay X, and that they throw in the amenities. That is the easiest thing for a rental agent to do to get you to sign.
