Free month on renewals of a rental stabilized apt.

There is a rent stabilized lease rider to my lease and the section on renewal leases (section 7) says "Any renewal lease, except for the amount of rent and duration of its term, is required to be on the same terms and conditions as the expired lease ..." So if they gave me a month free of rent when I started, do they have to by law do it each time I renew?

no-what do you think "except for the amount of rent" means? On the other hand, it's still a renter's market so you could politely ask for another free month to re-up.

That's an interesting question actually. I'm no lawyer, but the plain language might be in your favor. I doubt that a court has dealt with this issue, but the benefit of stabilization and rent control is that it's only a court that can kick you out, and the penalties are only on the landlord's side for being wrong other than just general interest for the tentant (again I'm no lawyer). There are a few law firms that have won tons of money for tenant groups, e.g. StuyTown, Sheffield, etc and many others who might be interested in looking into this question for you since they can pull in all of the tenants of a building who weren't given these benefits and get triple the loss for all of those tenants. Probably (definitely) if you ask this question of your landlord they'll say no but that doesn't mean they are right and their rantings might fall flat because of all of the other protections in the law (again I'm no lawyer!) and the seeming bias on the side of judges for tenants (although probably for poorer tenants than those living in luxury buildings on rent stabilization).
