Discussion about 15 Union Square West #5C
i cant believe the psf on this one--awful layouts and overstated measurements can properties in this bldg sell? maybe im missing something

but if you bought this you would be across the park from the TGIFridays that's coming. can't put a price on something like that.

48'7" x 27'2" - cutouts = 1263

Measuring from the outside face of those glass walls, as is standard practice, adds up.

AR don't get me started on TGIF...must be karma for the way I sneered at Olive Garden on 23rd Street. Now in almost my background.....I just don't get it. They must have done their homework but who do they think will support this? True most of the retail on Union Square are national chains but to me there is a boatload of difference between Sephora--or even McDonalds which gives exactly what its supposed to,cheap fast fill you won't die from, at least immediately--and a god awful sit down restaurant t hat isn't cheap compared to local options such as diners, ethnic even goodburger on the other side of the Square. (Love me goodburger).
Let's see did they think the opening of the Union Square playground created demand for "kid friendly" dining. Didn't they see Sunday's Times? Kids in this hood eat at Gramercy Tavern. NYU students? Hardly the TGIF demo (unless they very lax at checking ids). The Greenmarket crowd? Talking about an inherent contradiction. And while there are plenty of tourists in Union Square (too many, actually), its not Times Square and I'm not sure the W Hotel and TGIF invite the same strata of out of towner.

I hate to be NIMBY but TGIF is just a really bad addition to the neighborhood. Brother Jimmy's gave me pause but at least that's a home grown place and what's another frat bar a few blocks from NYU. TGIF needs to go back to Times Square and Orlando.

Liz: I loathe TGIF. But it is much beloved by many office workers who commute into Manhattan. Just saying.

you know what would have been a good location for tgif's, if such a thing exists? the third floor, long empty, of the bed, bath & beyond building at 6th and 19th. up and out of sight but accessible to the tourists and office workers, and anyone else needing a greasy fix.

Funny thing is this TGIF will be about 2 blocks (maybe three) from Pete's Tavern. Reasonable prices, very tourist friendly and all your greasy favorites (actually the burgers rock). Do you think people would choose TGIF over Pete's? (Unless they got a gift card for Christmas).

Welcome to the world where square feet dont matter. Based on dimensions the layout is very nice. You can do a great living/dining layout with bar stools at the counter and a great classic master layout. DO NOT FOCUS ON THE PRICE PER FOOT BECAUSE THERE IS NO STANDARD FOR MEASURING. I SAY THIS ONCE A WEEK. GET REAL. IF YOU DONT LOVE IT DONT BUY IT.

jasieg16 is absolutely right ... you can always buy smaller-scaled furniture and get the same amount of stuff in the apartment, no matter what the actual square-footage, so just ignore that aspect altogether and buy before it's too late.

Funny thing is that TGIF originated in Manhattan (1960s?) as a non-chain single restaurant called TGI Fridays, and had no apparent ambitions to grow franchises (although I think its first few branches were named after other days of the week).

You are right of course Alan. TGI Fridays was one of the first, if not the first, "swinging singles" bars on the Upper East Side. (Could this have been Melvyn Le Roy's concept? I'm a little foggy and refuse to cheat by looking it up in Wikipedia.) If anyone follows "Mad Men" I would absolutely expect the post divorce Don Draper to show up here. There were others named after the other days. One was even down in the 20s on 3rd Avenue and lasted at least until the mid-70s, because I went on a date there when I was working at D'Agostino's. (And they weren't particular about ID, no place in NYC was at the time).

I'm sure they had food at these places but they primarily bars. For all we know the food could have sucked way back in the day as well.

Whoo I just checked out the apartment listing. I didn't realize crack was once again a problem in Union Square but someone is obviously smoking it. Not only is it a 1 br for just a bit under $3MM, it has no outdoor space and some old school people might just describe it as two rooms. Sure finishes are nice and I love the view, plus you are close to almost every subway line, but I think at this price point you can do a lot better.
