I put an offer on a unit at 314 w. 100th. I've read the posts about the sponsor, Maurice Mann. Does anyone have additional thoughts about this property?

I visted the OH on Sunday:

314W100. 100th from Bway to RSD is a very short block. Bway to WEA is dominated by a large building that houses a ping-pong club on the bottom (Wang Chen anyone?) 314W100th is one of a triptych of bldgs that are virtually identical on the outside, lending this block an air of architectural coherence. On the RSD and WEA corners, you have the standard 20s era large apt houses, and on the north side of 100th, a row of charming low-stoop limestone & brick facade townhouses. Based on the description of this bldg in NYPL digital archives, the apt layouts haven't changed since it was first built at the turn of the 20th C (front-facing 7s, back-facing 4s & 5s). The bldg was converted over a year ago, and currently, only back-facing apts are available. Priced at ~1000/sqft, with some original details left (depends on the apt), I can see the appeal of these units to the target market. Prewar tick, condo tick, well-kept (seemingly) common areas tick, location tick.

What unit are you interested in? IMO, I think the 1br is very over-priced for what it is.

Limited closet space, but the apartments are certainly pretty, and the floorplans are fine if you like pre-WWI formats. The latest sale suggests that the "6" line could be good value. You'll probably do better if you bring a lot of cash to the table.

I dunno what W81 means by good value, but at the more northerly end of UWS, rentals in very similar building abound at much less than what it'll cost you to buy at 314W100, especially the 1-br and 2-br apts.

And if you look at the two flanking bldgs which are co-ops, realize that you are paying a very large premium to be in a newly-converted condo with its fair share of RC/RS tenants.

306 and 318, CC. And check out the price on the 1br in 306. You really need that much flexibility, river?
