Discussion about
Can anyone direct me to management companies or other sources to rent a 2 bedroom in Manhattan Valley, East Harlem, or East Village/Loisaida? I'm looking for a bottom of the market 2 bedroom in any of those three areas.

You should be able to get a 2 bedroom floor-through in a brownstone in Harlem for this price - about 1000 square feet. It wouldn't go through a management company though.

if east harlem is an option you shouldn't have any problem if you spend some time looking. this one is listed by corcoran and has income limitations ($134k for 2 bed) but has one month free.

Aboutready/alanhart, way to tell jimnutz to stfu.

Jimnutz, yes I agree, it's crazy that there aren't brokers asking for 15% when I go grocery shopping. What r the consumers thinking?

not sure if you'd consider other neighborhoods, but I've seen more than one 2 bed, not too far from the trains, on the upper east side. Much cheaper than the east village.

Wow, I'm really feeling all the love! So I AM going to be able to score an under 2K 2 bedroom for my college son and myself in a 'hood that's not too, too hoody (I've done the hood and I love it, but son and I need more good restaurant options). Thank you, dear lovely streeteasy folk. And w67th keeps everyone sexually titillated --- that works, too.

I'm also looking for something of exactly the same description, but in INWOOD. I KNOW there are rentals in this area, for the right price (under $2K/month) but I already live in the area, and want to move within a pretty limited area (Seaman Ave./Isham/Cooper/207th St., etc.). If anyone knows of anything GREAT that fits that description (or has any other sound advice) please BRING IT ON!

You can definitely find in East Harlem for around 2K. I'd look for places between 96th and 105 close to Lex.

"floor-through" fancy way of saying "railroad apartment". do you like walking through someone else's room to get to the toilet? or how about out in the hallway, and back in your front door? shame on anyone who calls these layouts two bedrooms.
but yeah, you can probably find one for 2k per month.

i didn't miss it. i chose to focus on the fact that they will definately be above 96th and a lot more marginal than they would like. and no matter where, crappy crappy crapppy.

i am a broker, yes. and if you want to call me a cunt, go ahead. everytime you do, i'll flag it and hopefully get you removed from here. if not, no big deal. but you must have issues you need to deal with of your own.

Imbecile, in the OP's very first post he specifies East Harlem as one place he's looking. What Manhattan neighborhood do you consider more marginal than East Harlem? Do you even live in New York?

Yeah, I don't get it. TOP says Harlem is an option. Given that, its clearly possible to get a 2 bd for 2k. I have a brand new (built 2009) 2/2 1100 SF with W/D in unit w doorman for $2610 net on a 26 month lease, no fee. The Glenwood building a bit north had a 2/2 in a doorman GLENWOOD as I mentioned bldg for $2200. So if this is what the nicer units go for in East Harlem, imagine how easy it is to get a 2/1 in a walk up.

The OP probably doesn't want to rent from Glenwood anyway, unless he wants to fight for his security deposit.
I had 2 points: 1- you were wrong about nothing under 4k for Glenwood, and 2- Jason was right, that if a Glenwood 2/2 can be had for $2,475 pre-negotiation, itshouldn't be too hard to find a decent 2/1 walkup for $2,000.

i agree completely. as i have said REPEATEDLY here, you can definatley find a two bedroom in marginal location like east harlem. that isn't in doubt. pleasant? i wouldn't think very. and let's not kid ourselves, if the op could afford a glenwood building or equivelant, they'd probably rent in one.

Are you developmentally disabled, borker boy? OP very clearly specified "I'm looking for a bottom of the market 2 bedroom" ... so if a newish luxuryish Glenwood 2/2 is $2500, imagine what a
***BOTTOM OF THE MARKET***
place would be in the same neighborhood.

Are you this bad at listening to your own clients' specs? Yes. Then you should become a licensed borker.

The OP will never find a 2BR in the West Village for $2K. Sure, you'll see them advertised, but talk to me after you go see them. One BR will be the kitchen with a cushion on to of the stove and sink, the other will be a Murphy bed toilet seat combo. Trust me, I've seen them. You'll be running back to your broker begging for help.

No sir, I bet you're going to end up in Manhattan Valley, East Harlem, or East Village/Loisaida on that budget.

Definately.

Jim, you are quickly becoming nothing more than a very annoying troll on this board.

OP, I am an owner who has 2 walk up buildings with 2 bedrooms in the 2K range. One is in ABC city, the other in the LES, but there are not any availabilities for the foreseeable future. Not only that, but we rent them directly for no fee, so neither of us have to deal with brokers.

What am I telling you this for if I don't have any available? Just to let you know that they are out there...Keep looking...

It's me, OP. Guess what? I'm finding stuff! And some of it is actually nice! The market is soft enough ------ I've got good credit and secure income so I'm a desirable prospect -- that of course helps.
So I've been hemming and hawing a bit, and one excellent rental almost immediately offered my concessions ---- owner would pay the broker's fee, request for last month's rent would be dropped .....
Anyway, it's a bit of a search, but I'm finding pretty decent possibles ...............
And I don't have a move-in date so I can do this slowly and in as relaxed a way as possible.
