Discussion about 200 East 28th Street in Kips Bay
High floor north facing units might have views of midtown. South facing units will have views of a project across the street. I lived in this area for a while a long time ago. While it got better starting in the mid-1990s, it not only has a housing project between 27th & 28th (supposed to be senior living, but that often meant a thug living with grandma), the Phipps housing complex occupies several city blocks on the other side of Second Avenue. The area is convenient, might be particularly attractive to 20- or 30-somethings who frequent the twenty or so bars along second & third avenue, and has some benefits (including the cheapest indoor parking outside of Chelsea piers under the Phipps houses), but anyone paying $1,000 sq ft to live here probably has better options.
the apartment available now for $700k looks like a nice 1br (although with virtually no kitchen, I'm no cook but at that price point I might like the option). Also no doorman. Reflected in lo cc but when you spend that kind of money do you want to use the UPS store to get packages?
Also in heart of 3rd Ave strip. People who willing to spend this much on a 1br may be slightly older and unimpressed with three bars per block.
I think a chop is in order.
I find the area super convenient as others mention. The bars really don't bother me and are an added plus if you like Live music as many places do. You're not terribly far from anywhere in Mahattan. Although there are a lot of young people here, it's a "good" young generally as in it's more graduate student young professional type than the hell raisers you will find 5 - 10 blocks north closer to the midtown tunnel. If you like to exercise, there are plenty of gyms close-by and the east river bike/jogging paths are there also. You've got a steakhouse, BBQ, Sushi all the usual and a ton of curry. There are also many folks who live their life here as there are those that use as a stepping stone.
I live in a no doorman building that has a live in super. My super takes in all packages. I live in the Kips Bay/Murray Hill area and love the area. It's within walking distance of Madison Sq. Park, stores on sixth avenue, union square. I'm not a young 20/30 year old but absolutely love living in the area.
I have rented in the area for 15 yrs, sent my kid to the local PS and MS. Great area, convenient, Thinking of buying a condo in Harlem now.
It is a great area, lived there 25 years and still do volunteer work in the area (didn't move that far away either). Very convenient to a lot of things (although only the 6 train in terms of transport) with lots of neighborhood gems in addition to frat bars (Todaro's!!!). My concern was that I don't see the particular 1br apartment being worth $700M.
And by the way, the Phipps houses are now Kips Bay Court--an expensive rental (and not pet friendly btw). As for the NYCHA houses, while they may bring some street life to the immediate area that is outside the comfort zone of some people, actual crime is not really an issue and hasn't been for at least a decade. Proximity to the Bellevue Men's Shelter was always a bigger QOL problem than the projects anyway.
Where is the Bellevue Mens shelter located?
30th & 1st. It used to be a lot worse, but it remains the largest shelter in NYC. There have been numerous plans to redevelop the Bellevue site, including hotel and conference development, but it has never panned out (to my knowledge). Like every other parcel in Manhattan, I am sure NYU will buy it eventually.
And, as Lizyank suggests, I was not discouraging the neighborhood -- I actually liked it. I, as I think Lizyank, am just suggesting that the place you identified appears to have an insufficient discount compared to what you could find with better subway access, closer proximity to parks, and a greater variety of shopping, etc. You could probably rent in the Parc East Tower at 27th & 2nd (with doorman and some with great views) for less than these apartments.
