You should look at your overall cost to have a rental, not worry about concessions that are temporary.

63/67 Wall street are still offering concessions
200 Water Street opened this year and they are still offering a free month also.

this is kind of funny.
instead of the question being "what kind of concessions can i get in a fidi rental building, the op actually has to seek out a building that has any concessions!

in the financial distict!

I appreciate a broker who says that market conditions dictate that a renter needs to move fast and that you have little pricing power for this apartment or for this building or for this neighborhood.

But you seem to take it to another level to the point that you "represent" some general landlord point of view.

splaken, im far more involved on the listing side of the business so my views are definately more pro landlord. i do work with renters/sellers on referral.

I agree, look at overall monthly cost, not concessions...that having been said MOST people moving to FiDi are there for the short term, still, so if you think you will likely only be there two years, the concessions do matter equally.

However, when I lived there, i took a place with NO concessions, but cheaper rent, and over two and four years I was better off with plain old cheap rent.

Also, splaken is rght on JimJones. He claims his POV is only relavent to "prime" Manhattan luxury buildings, yet he harps on renters in threads relating to harlem, HK, and Fidi. He just never met a renter he did not dislike.

Jim, if you are on the landlord side of things ... landlords SELL (living in apartments) to RENTERS. Why would you dislike renters? Why make fun of renters?
