This seems cheap for the location and outdoor space. Any thoughts?

Its cheap if your willing to pay $1.15 Million for a 1 bedroom.....

not a broker. honestly looking for a 1br. the brown harris page has it listed at 995k... not sure why streeteasy doesn't reflect that.

i'm not looking to get ripped by any means, however, i can't find a fair comparison in terms of location and outdoor space

comp it without the terrace...and then decide how much the terrace is worth to you.

My experience with most terraces this size in NYC is that they don't get used often. Similar to dining outdoors on a busy avenue - sounds nice in theory, but noisy with lots of exhaust.

It seems very expensive to me. Your typical 750sf 1 bedroom, with a small balcony, fairly high maintenance, nice enough renovations if you like the style. It shouldn't be more than 800K.

High floor, good renovations, but they may have overpaid in 2007, and they bought the apt down the hall for over ask which needs a total gut renov. Good luck.

Not trying to trash this , but just to make sure I'm right - is the point here that over 170k was spent on renovations? Because otherwise doesn't it seem like the price should be lower, just based on the fact it sold for 170k less in 2007, and RE prices should be at the most flat with 2007 right now?

Maybe this is more of a comp - no balcony, but two bedrooms/ 2 baths
