Did a mini-tour of some Brooklyn townhouses, mostly in Park Slope. Thought I would offer some info for those interested. 212 8th Avenue (@ 2nd St) 20'x75', 3 story Asking $2.85m Easily the grandest house we visited. Prime Park Slope location, a block from the park, close to trains, on an avenue, yet retains that tranquil side-street feel. The house has a 25' extension, so is larger than your average townhouse in the area. Has a 1BR ground floor rental, which wasn't being shown. Impressive detail on moldings and cabinets, especially in the kitchen, where they kept one wall, with pantry space and shelving in near-mint condition, while incorporating a modern feel with new appliances and counter space otherwise. Surprisingly, it worked. I believe there are 6 beds, 3.5 baths, all in excellent condition. Floors in great shape as well. They also have a private outdoor space off of a sitting area on the second floor which was fairly well done, in addition to the garden, which we didn't really get to check out, unfortunately. The stoop and foyer details were the most impressive features, although one of the baths had a well-preserved clawfoot tub, which stood out. Listing history shows that it's been overpriced, starting at $3.495m a year ago, and going through a couple price reductions since. I'm guessing somewhere in $2.5 - 2.6m gets it done, but anyone's guess as to how long that will take. Taxes are a bit high at $9,000, but it is a fairly large house in a top location. [less]
