New York Residence, RE brokers/agents

hey, new to the forum. interested if anyone has heard or worked with New York Residence. I believe they specialize in new construction projects. Have talked with them recently about starting to invest and so far have been helpful (even tho nothing has been done yet). has anyone had any experience with them before?

New York Residence??? I have never heard of them. Are they a brokerage firm?

I am a broker and whenever I have to cobroke with one of these firms it always seems that the brokers are flying by the seat of their pants. Just recently I represented the seller and the board approval/closing was delayed because the agent did not have an updated copy machine. It took the agent AND her manager almost 4 full business days to make 6 copies of a board package. Once they finally got it together the person who reviews it went on vacation. They were aware of the deadline but just couldn't make it happen. It always amazes me as to how they get buyers and why a seller would list with them since they have no marketing/web presence. Check their website and compare it to the other firms, see how many listings they have. If they don't have a website or you can see all of their firm's listings on one page then make sure you choose carefully. Another important point, some of these firms are not members of the Real Estate Board of New York and therefore do not have to adhere to the same ethical standards that members do.

Wow, what a broken record, I think I have seen Plevy post the same copy machine story over a dozen times.

Yeah, my natural desire to support fellow brokers is sorely tested by plevy and her magic-marvel of a copy machine. I own a VERY smll firm (albeit with a kick-ass copy machine) and I too have had to deal with total idiots on the other side of a transaction. I had to step in recently and actually show the buyer's broker how to present a board package. Annoying but so what, make it workl. if the other side is incompetent step in and insist on taking care of the situation.Frankly letting the other side drop the ball on something as idiotic as copying a board package is tantamount to dropping the ball yourself, in my view.

Now that I got that off my chest... Regarding the OP's query: Any firm (who noone has heard of) who claims to "specialize in new construction"...well that just presumably means that they have no exclusive listings of their own and since new developments are "open" they claim to "specialize" in them...good spin. Doesn't mean they might not have good agents there who are sharp and can help you, but I wouldnt believe any litle firm who claims to be a specialist of new developments, (ie somehow more knowledgeable than anyone else.)
