Discussion about 5 East 44th Street #3B
Price seems reasonable as well as maintenance and taxes. Location seems OK although not very neighborhoody. Is financing an issue?

Small rooms. Bad layout: must pass through LR to get to bathroom from BR. Bathroom opens into LR.

why spend all that cash to live off 44th.

wildly overstated is an understatement. it says 1200sqft but feels like 800.

It's about the same size as my old 2-room studio, 400sf at the most. It's much better appointed, but the location is much worse. They should try selling it for 450k and hope they get lucky.

Jim, yes, it'd be better to have people go through the bedroom to get to the john. They have to hit the bedroom anyway to put their coats on the bed, since there's no closet by the front door, or anywhere except the bedroom. Let's discount the guests, though, as they're not around that much. Day to day, you'll ask "what've I done?" as you come home and shlep through the LR and BR to hang your coat up. Then every night, as you trip over the LR furniture to get to the bathroom.

I do see why 3-6B got the shitty end of the planning stick, there being only so much you can do when cramming an elevator, scissor stairs, trash chute and two apartments into a 25'-wide lot.

NWT, there are plenty of people who absolutely abhor the idea of the bathroom being off the bedroom only.

Yes, and rightly so. Ideally, in a one-bedroom/one-bath, the bath should be off a little hallway between the living area and the bedroom. Failing that, I'd go for the ensuite bath, and last of all the bathroom door opening directly from the living room.
