Never rent an apartment in this building!!! Pan Am Equities Inc, are the most unprofessional and unreliable porperty managers in the city. The only elevator in this 8 Story building was down for 70 days after plummeting from the sixth floor in a free fall to the basement. The DOB records (Department of Buildings) show that in the last inspection performed there was a "DEFECT FOUND". In another of their properties at 330 East 39th Street in Manhattan, a man, Connor Donohue, fell to his death on March 14 from his 24th-floor caused by a faulty railing on the balcony. http://www.ny1.com/content/top_stories/115235/manhattan-man-falls-24-stories-from-balcony

Nice, Hones. Rather than express concern or explanation about one fatal accident and another potential one based on accusedly faulty maintenance, that's all you can come up with...

Anonymus, I could imagine that 70 days might not be excessive for the issue. Do you have a reason to believe it was? Did they discount rent, and if so by what percentage?

Nada, I knew about it months ago. A kid fell off a balcony (it gave way). How does my being sympathetic or not matter? You didn't write anything that sounded terribly sympathetic. I'm not the owner, not my place to explain anything. To the landlords credit, they stopped leasing in the building for a months until they got all the terraces inspected. 80 Madison is a prewar building with an old elevator. It broke, it's now fixed. And again, people literally line up to see this lanflords vacant apartments.

Inonada, yes the "lowered" rent for the 2 months without an elevator, my studio $100 break on a $2150 rent. Thats less then 5%.
Everytime I tried calling to complain about the elvator or the carbon monoxide alarms we dont have (and should by law) the answer from one of the VP's is is "sue me, we have lawyers".

so, they discounted your rent. i know those apartments, anonymous. two blocks from madison square park. HUGE pre-war loft apartments. elevator broke, GOT FIXED, you got a discount, but you want to bitch, and bring up (by name, not very classy) a guy that died in another of their buildings.
I was in your building, and saw prominenently displayed sign that said something like "the elevator is being repaired and we estimate that the repairs will be done by june 30th". yet you called to complain. if i was that vp, i would have been pretty rude to you as well.

I am going to guess that they decided not offer you an extension, so you are upset because you are now going to have to move and spend a lot more than you would have. Their are no vacancies in that building, haven't been any for months (despite the broken elevator) and i can guarantee your $2150 studio will fetch $2400 or so right now.

So guarantee is merely a figure of speech having nothing to do with making good if it turns out you that you're incorrect? As in, I guarantee this is a great deal? Or, I guarantee that rents are going up?

fucking semantics. i can guarantee that if there is a vacant studio in that building that rented for $2150 in 2009, and it's coming on the market in the next two months, that it will be listed at better than $2400 per month. why don't you keep track, and then let me know when their is a vacancy, and we'll see, ok?

Perhaps you mean, I think or I strongly believe or it is highly likely but guarantee?
