Husband got a job in this area. Are there any 1 bedrooms at $1500?

Maybe really far west. My friend left a crappy tenemant bldg - he had a studio and I think was paying near 1400.

11th ave and 49th is lovely, you should start your search there. beware of the crack dealers. one of the neighborhood ameneties for west side of manhattan.

I am LL with 2 5 story walk up buildings on 9th ave in the high 40's. We do not have any vacancies right now, but our 1 bedrooms go for $1500-1800.

Why am I telling you this if I do not have any? Just to let you know they are out there. Oh, and I also rent my apartments myself and never charge a fee, so I am sure others like me are out there too.

Repeat after me: Hell's Kitchen. If you're going to be living or working there, you're going to have to learn to call it by its proper name -- it's not "Midtown West" or "Clinton," it's Hell's Kitchen. Call it Clinton, and old people in the neighborhood will point and laugh at you.

Seriously, though, $1500 is a tall order anywhere in Manhattan. Prices in Hell's Kitchen are pretty good relative to other neighborhoods -- but $1500 is (as absurd as this sounds coming from anywhere else) pretty low for a one-bedroom. That's not to say that it can't be done, but it will probably take some effort to find one at that price.

But it is a great, vibrant, exciting neighborhood -- I just moved away, but I had a lot of fun there. Good luck -- I hope everything works out.

no bob... Hells Kitchen is generally west of 9th.. Midtown West is generally b/w 9th and 7/6 (debatable), but yes calling it Clinton deserves a stoning. lived in the area and LOOVEEDDD 9th ave eateries..

i just hated living west of 9th.. if you find a place on 10th (more like 11th, but i'd even doubt that) 1 avenue of walking REALLY makes a huge difference in terms of saving time.. stretched of Avenues on the West Side are huuuugee..

and despite 10th starting to become a mini 9th, it still feels desolate to be west of 9th..

i then moved to a side street between 9th and 8th and that one avenue made a world of difference, much more enjoyable, especially when Central Park and 9th ave eateries become much closer.

unfortunately at this price point you might not just have to go west, but south as well (ie low 40's/30's) as w 50's are more desirable .. west 30's is really midtown south but some people try to attach it to HK name but the nabe is totally different

I'd say the border of Hell's Kitchen goes to 8th Ave. rather than 9th -- there's a lot in those blocks that is traditionally part of the neighborhood. And if I had to use the term, I'd use Midtown West as an umbrella term for everything in the west part of Midtown. (I think that's how StreetEasy uses it.) But some brokers try to use the term to refer specifically to Hell's Kitchen -- I'd consider that incorrect.

West 30's, though, is still Hell's Kitchen -- it was always the neighborhood's ugly tunnel area, even when the rest of the neighborhood was almost as ugly, but it was always part of the neighborhood. The northern part of the neighborhood has cleaned up and gentrified, while the southern part was eaten by the tunnel, so the areas above and below 42nd Street no longer have the same "feel." Still...the southern area is a part of Hell's Kitchen (and perhaps even a more "authentic" part).

I own a 275 ft. studio between 8th and 9th in the mid-40's which I just priced out becsuse
former tenant's lease has expired. It has a doorman, and should rent well above $1500. The
area you're interested in is exceptionally vibrant and resembles a small East Village, so
rents there are likely to be relatively high and rising.

To get cheaper, you need to go west of 10th Avenue and south of 40th Street, and focus on
walk-up buildings.

Rb345, unless you are referring to the fact that the neighborhood gets worse as you get closer to the water, nothing about hells kitchen/mid west/clinton resembles the east village. The most overated neighborhood in the city aside from tribeca, which is at least safe.

There are trannys and there are trannys. Are we talking show girl or entrance to the Lincoln Tunnel (or Meat Packing district circa 1983...when meat was actually bought and sold there)?

Favorite game in college, bringing guys from school to the Gilded Grape on 8th Avenue and watching them drool over the girls.....
