ar: no matter what your opinion of Rand, her arguments -- and passions--were at least reasoned and intelligible. But I find that many of her followers spew a few basics extracted from her body of work, grossly misrepresent her intentions and rally around non-existent rand concepts. i am not a rand devotee but she must be spin in her grave on a regular basis. of course, hate to say it, but she basically brought it upon herself. she created her own self-devouring monster.

AR: absolute best pizza in the world: stand in the Piazza Navonna with the church on your right and the parthenon to your left. walk straight to the end of the piazza and turn right on the first little road that bisects that end of the piazza. walk several blocks and there is a pizza place with tables and chairs outside that is filled with locals. it is the very best. also the parthenon piazza at night is wonderful. and the best coffee is at piazza san eustachio. there is also a wonderful church --the francese church-- between piazza navonna and parthenon that has wonderful caravaggios. st ignatius church nearby has a baroque ceiling that is only in perspective from one single point. your daughter will love looking up at the ceiling and walking the length of the church. it looks like it will crash in on u. have fun. it is the best city in the world.

We are at July 2010.

AboutReady, the genius she is sold her apartment in 2004. Assume it's January 2004, we also know she moved to a 2 bedroom apartment for 2,700 a month. That's 79 months of rent and at $2,700 per month puts her at a running tab of....

Excellent point. The bears never factor the long term cost into renting. Only that the price they sold. After 7 years the profit has partially been eroded, and this was not made up investing in the S&P 500 or investing in t-bills.

The whole point of the bear case is that the carrying costs of ownership is higher than rent. If you want to point to 200K of wasted rent, you also have to point to 250K (or whatever) of wasted interest, taxes, maintenance, fees, etc. for the homeowners. Actual accrued principal is very small if prices had stayed flat.

The cost of carry is not more than rent if you have no mortgage. And its not lost income it's earning the return of that asset over time. And before the bears pounce, real estate is not liquid and a volatile asset class at least now it is...

Renters love forgetting about the rent amount when comparing to owning, then saying that ownership costs for the same apartment would have been higher (some say double), without any good facts to back up those statements.

It's nice to talk about opportunity cost, and very legitimate. But cash out lay is also important, so no mortgage = less monthly outlay than rent. And the extra monthly expense is gone forever, with a purchase you always have the asset, and the longer you hold it the more likely it will appreciate.

right. my monthly costs when I sold were close to $6000 per month and the real estate taxes pushed me into the amt.

I'm crying daily over my feeble financial planning. I'm such a silly female I forget to take into account the rent amount when considering rent/buy analyses. $6000/$3000. I guess those aren't "good" facts. oh, and the apartment I sold needed a good $100k reno, at least. but lic isn't interested in any personal info, of course.

give me an f'ng break.

what increased costs? so far mine have increased only slightly while the cc/taxes on my old unit have increased more than my rent has. and with a $3000/$6000 ratio and no repair costs I've got plenty of room for increased costs before I need to worry about my 7 years and running worth of savings beginning to be eroded.

and then there's the freedom. but thanks for your concern for my financial situation.

what if upon retirement I pay all cash for a property that costs one third of the amount of a NYC apartment?

owners like to think of the tax benefits of owning (and how long will that continue) and usually happily ignore the boatload of interest they pay over the years to the bank.

Your nest egg would probably be worth less than 50% at this point after the recent market crash. Unless you were hedging it with gold (which i highly doubt), you would had been worst off. How bout some Bear Sterns and Lehman bonds??? Oh Snap!

Sorry, i was right. PH is selling above 600psf. Prices have gone UP since i purchased.
We got almost 100% rally off of the March lows.
Gold hit NEW highs this year.

w67th, the vacay has been great. but this last week has been a bit of a slog. the girls have been great, but they're hot and tired. we have a marathon crazy-eights game going. in Rome no less. but if that's what makes them happy, I'll skip the Vatican.

rs, you really wrote that? you do realize I still own? that I'm fully capable of buying? that I'm researching other markets? that I've owned three other times? if you're so content in an owned property that you are in for the long term why would you follow pricing? especially with your logic?
