Julia, did your husband cheat on you? is that why you're so bitter? no, it's simple. he had a freak accident, hit his head, and died shortly thereafter. he was in his late '80's and had had a series of illnesses. my husband simply said that there was no point paying thousands of dollars and dealing with the logistics so I could get there one or two days earlier.

If she would had been 5-8 years into her mortgage when she sold in 2004, the last 7 years would had double her principal payment on a monthly basis. I can also bet that the unit she sold is currently still selling at a higher price today than 2004. She is a perfect example of someone trying to market time and failed miserably. She then goes on these boards and mocks everyone who wants to buy a home.

I assume her maintenance and tax is about $1,600 per month. That means she is paying about $4,400 a month for her mortgage. I'm assuming that's about a 700K loan at 7% back in 2008?
Looking at the Amortization table in year 1 of her loan she pays about $570 a month on her principal.
By the end of her 7th year it's at $924 a month, and by the end of the 14th year (2010) it would be $1,405.
So Alan, would you call that 'hardly' makes payments towards principal if she would had simply stay at her unit in 2004???? Unless she's one of those that puts 0 down, her place was value over 800K and probably worth about 1.2-1.3 million by 2006-2007. That is a nice living in comparison to where she is at right now.

I should add that people are also generally very bad at anticipating how long they will stay in their homes before selling, so they look (for example) 14 years down the amortization table.

That is the case, so NOBODY should have ever bought in the first place ... and that's exactly the point that needs to be taken into consideration in buy vs. rent scenarios: count the entire mortgage payment towards expense, because you're probably not going to wind up paying yourself very much at all, in the world of the real.

If she would had been 5-8 years into her mortgage when she sold in 2004, the last 7 years would had double her principal payment on a monthly basis. I can also bet that the unit she sold is currently still selling at a higher price today than 2004. She is a perfect example of someone trying to market time and failed miserably. She then goes on these boards and mocks everyone who wants to buy a home.

I assume her maintenance and tax is about $1,600 per month. That means she is paying about $4,400 a month for her mortgage. I'm assuming that's about a 700K loan at 7% back in 2008?
Looking at the Amortization table in year 1 of her loan she pays about $570 a month on her principal.
By the end of her 7th year it's at $924 a month, and by the end of the 14th year (2010) it would be $1,405.
So Alan, would you call that 'hardly' makes payments towards principal if she would had simply stay at her unit in 2004???? Unless she's one of those that puts 0 down, her place was value over 800K and probably worth about 1.2-1.3 million by 2006-2007. That is a nice living in comparison to where she is at right now.

I should add that people are also generally very bad at anticipating how long they will stay in their homes before selling, so they look (for example) 14 years down the amortization table.

That is the case, so NOBODY should have ever bought in the first place ... and that's exactly the point that needs to be taken into consideration in buy vs. rent scenarios: count the entire mortgage payment towards expense, because you're probably not going to wind up paying yourself very much at all, in the world of the real.
