BPC rental advice

Discussion about
Comparing a few buildings in BPC - mostly in the north end, buildings by Albanese, Related, and Rockrose. Is anyone familiar with one or more of these buildings? Are they well-maintained, what is the management like, what about noise levels, etc

Yep! Very familiar with north BPC buildings. It is lovely. I haven't heard any complaints about noise, as it is very quiet at night. If you're concerned about noise during the day you may want to avoid the buildings near PS 89, but even that would be a bit of a stretch.

Management is of the "luxury" style generally. Doormen, gyms and roof decks are pretty standard, well maintained buildings. My experience with Related and Rockrose have been fine, highly professional outfits, although both will sock it to you at lease renewal so be prepared for large rent increases each year.

You are seriously deluded. BPC is a toxic waste site. It was never cleaned up after 911.

People who in BPC were allowed to return just 11 days after 9/11 and the whole area was totally cleaned up.
Every blade of grass was clean, it was incredible!!!!

We, who lived here, almost never experienced the horrible smell/smoke from the WTC site.
The great winds off the Hudson blew everything in the other direction. I think it was horrible for residents of the lower east side of Manhattan and Brooklyn instead.

I'd love to add a question to this thread-- we're beginning to look at buildings in the northern part of BPC as well. Wondering if rents are negotiable, or should we assume that the listed rents are firm? In general having sticker shock on the asking prices for 2bdrms.

Prada is correct. DMS is FOS.

Prices have firmed up. Most companies are not offering concessions any more (last I heard, Milford was still offering them, but this may have changed). Nonetheless, we negotiated a small concession for a renewal starting June 1. It never hurts to ask, although if you can wait until late summer or fall they may be more willing to work with you depending upon how the market behaves.

Sticker shock, unfortunately, is par for the course.

it doesn't hurt...unless you really want an apartment, put in an "offer" and find that your application ends up either in the shredder, or at the bottom of a pile of others.

BPC is a fine neighborhood. I lived there once too.

We live here, although are thinking about moving ONLY because the prices have gone up substantially this year from last, and the buildings are very full. Plus: beautiful water-front, and north is very convenient to Tribeca and even Soho and West Village. Negatives: getting very built-up and crowded, the movie theatre has a surprisingly narrow focus.

I can't say enough about how well run the Albanese buildings are ... this compared to the very high-end full service white-glove building I previous lived in on the UES. Also, if you care about indoor air quality (and you should) there is green and there is green and the Solaire and the Verdesian are the healthiest buildings by far (more than Tribeca Green, for example). If you are concerned with potential toxins, live in building constructed post-9/11.

We felt that if living in those buildings, you need a western view, but those seemed to be the hardest to come by. Prices got higher this year vs. last. Albanese was in some article a few months back about how low their vacancy rates are and so they have to give no concessions. Did think that the Albanese buildings were better than the Related buildings, but the eastern one (forget the name, think it starts with a V) was newer and better than the western one (which I do remember the name of - Solaire). A couple of the buildings are getting a bit on, and not all of the appliances, etc. are in the condition you'd want for the prices you are paying there.
Being right on that park for 8 months of the year is great.
