15 Madison Square North - Partial Reno?

(Discussing 15 Madison Square North) Does anyone know the deal with a partial renovation of a building? I would guess that everything in the building, esp. plumbing and electric is brought up to grade on floors 12+. But wouldn't plumbing esp. rest on the support of the system on the lower floors? Can't this lead to big problems with pressure, etc.? Any thoughts?

Those apartments look pretty darn nice. some are HUGE too!

Based on my discussions with the sales agent, it appears that the heating and plumbing systems will all be brand new and self contained (i.e, water heaters and delivery systems built newly independent from the 10th floor up). The electrical system however will be inherently dependent on the integrity of the building as a whole, inclusive of the commercial tennants below.

Thanks for that comment on the plumbing/electrical. I'm weary of the idea of a multiple use and partially reno building. Anyhow, I'm not sure what I think of this area just yet. Murray Hill and Flatiron/Gramercy seem more appealing at this time.

all partial renos are pricing like new devs-which just did not appeal to us. We settled on Murray Hill-convenience and decent nabe with good PS

I was initially weary of a partial renovation as well, however I brought in my engineer to survey and analyze the space and get an opinion on the infrastructure. My engineer concluded that with these type of gut renovations, they rebuild everything completely new with the exception of the foundation. In any event, I may be biased because i'm thinking of buying a unit!
