define "commencement"

got a notice today from my landlord that says "annual 2.2% increases will commence on the anniverary date of the commencement of the first lease for the appartment." is "commencement" the day on which one signs the lease or the day on which the lease actually begins? I could be dense, so appreciate any and all views.

that's what i figured. right, so the latter of the 2 alternatives?

my landlord is a scumbag. trying to collect on the 421-a increase starting on the anniverary of the signing, as opposed to the actual start date of the lease.

The landlord's motivation has no bearing. It is a negotiation.

now i'm confused. how is it a negotiation?

i think i misexplained... it's a signed lease. i signed last july. but lease started last september. so now, they are trying to raise my rent as of july 2010 by the 2.2%, even though my lease doesn't expire until this september. i would've thought hte 2.2% could be applied starting after this september, which would be the 1 year anniversary from the lease start.

yeah, i was just unclear in my explanation. but your read is that the increase should start as of the september date, as opposed to the july date, right?

Show it to your lawyer. You do not want to argue with your landlord and point to an Easy Street response.

The date your 1st lease began. So look at the date typed on your 1st lease.

Thanks Truth, I don't get why people have to pick and choose who they respond and communicate with. Seems rather high school. The comment calling you a troll was unfortunate.
